JLL's Role in the Opening of Hyatt Centric Namba Osaka
On October 1, 2025, JLL, a leading global real estate services firm based in Tokyo, announced its role in supporting the negotiation for the opening of the Hyatt Centric Namba Osaka, a new luxury hotel. This initiative is part of the Namba Sen-nichimae redevelopment project backed by Kansai Electric Real Estate Development Co., Ltd. and their subsidiary, Kansai Amenities.
The Hyatt Centric brand, operated by Hyatt Hotels Corporation, signifies a focus on urban locations, making it a full-service boutique hotel designed to help travelers experience local attractions at their best. The Hyatt Centric Namba Osaka, marking its first entry into the Kansai region, is set to occupy the 15th to 28th floors of an iconic high-rise building within the ongoing Namba redevelopment project. With its expected opening in 2031, the hotel will offer 267 guest rooms, a restaurant & lounge, a rooftop bar, function spaces, and fitness facilities to cater to both business and leisure travelers.
Kazuto Ohashi, Executive Vice President and Head of Advisory at JLL Hotels & Hospitality, highlighted a crucial trend within Osaka's hospitality sector. He noted that compared to Tokyo, there remains a significant scarcity of international hotel brands in Osaka, particularly in the popular Minami area among inbound tourists. While there are several foreign hotels in the Kitah area, the Minami district is lagging. He expressed confidence that the Hyatt Centric Namba Osaka will undoubtedly attract inbound demand as it opens in a prime location.
In addition to this development, current trends in the hospitality market show an increasing interest in new hotels despite rising construction costs. There is a growing demand for upper upscale, luxury, and ultra-luxury properties, as the hospitality industry evolves. JLL reports a surge in inquiries regarding new brand launches in Japan from both hotel owners and operators, reflecting the burgeoning interest in the market. Existing hotels are also seeing inquiries about rebranding to international models to capture the expanding inbound demand.
Moreover, JLL is not only focusing on contract negotiations but also offering consulting services that include Property Improvement Plans (PIPs) as part of their comprehensive support to clients in the hospitality sector.
