In a commendable effort to merge sustainability with modern living, Crescent Communities, LLC, a subsidiary of Sumitomo Forestry, has teamed up with Chuo-Nittochi Co., Ltd. to develop a unique rental housing project, "RENDER Tucker," located near Atlanta, Georgia. Set to complete by April 2028, this ambitious development will encompass 312 rental units across six residential buildings, showcasing the potential of wooden construction in reducing carbon emissions while balancing cost-effectiveness.

Spanning approximately 13 acres (or 52,600 m²), the RENDER Tucker project will comprise a total floor area of 27,371 m² designed to offer a serene living environment. This community will include landscaped gardens and green spaces, allowing residents to experience nature within a tranquil setting. In addition, the project will feature communal facilities such as co-working spaces, fitness centers, and a swimming pool to enhance the living experience.

The use of wood-frame construction, utilizing 2x4 lumber, significantly minimizes costs compared to reinforced concrete structures. Traditionally, wooden buildings are recognized for their lower embodied carbon emissions during construction. Moreover, wood not only stores the carbon it absorbs but also continues to secure it over time, reinforcing the project's commitment to decarbonization and environmental sustainability.

Crescent Communities' RENDER brand is designed with a focus on efficiency and high-quality amenities, blending functionality with aesthetic appeal. By standardizing designs while incorporating local characteristics, this initiative aims to create communities that harmonize with their surrounding environments.

Background of the Collaboration



This collaboration marks the eighth project between Sumitomo Forestry Group and Chuo-Nittochi, following successful developments in various cities, including Washington D.C., Denver, Seattle, Boston, and Charlotte. The project is spearheaded by Crescent Communities, led by CEO Brian Natwick, in partnership with Chuo-Nittochi’s investment venture, Chuo-Nittochi I LLC. Sumitomo Forestry Asset Management Co., Ltd., another subsidiary, plays a pivotal role in coordinating and managing this initiative.

Since its entry into the U.S. real estate market in 2017, Sumitomo Forestry has made significant strides, with a projection of 5,344 rental units set to commence construction in 2024—establishing itself as the fourth-largest multifamily housing developer in the country. For Chuo-Nittochi, the partnership aligns with its objectives to strengthen international operations and expand its global footprint.
