Sunstone Two Tree Fuels Growth Across Phoenix Build-To-Rent Portfolio
Sunstone Two Tree, a prominent player in the rental housing market, is making significant strides in expanding its Build-To-Rent (BTR) offerings in the Phoenix metropolitan area. The company has recently announced the delivery of homes across three new communities, adding to its existing portfolio. When fully operational, these new developments will provide more than 550 rental homes, catering to a demographic that is increasingly in need of affordable housing solutions.
New Developments in the Phoenix Area
In line with its growth strategy, Sunstone Two Tree has officially unveiled its new communities located in Waddell, Tolleson, and Phoenix. The company began construction on these projects in September 2023 and has already made substantial progress. The most extensive development is the
Ironwood Homes at the Rosefield in Waddell, which is spread over 29 acres. Out of the planned 320 homes, 132 have already been delivered, with expectations to complete the project by September 2026.
Moreover, the
Villas on Van Buren in Tolleson has successfully delivered 53 of the planned 143 townhomes, and the
Villas at 91st community in Phoenix has fully completed its 88 three-bedroom townhomes along with community amenities. These developments not only provide homes but also integrate essential facilities and community spaces for residents, including amenities such as pools, fitness centers, and sports courts.
Sunstone Two Tree's focus on creating high-quality rental options is aligned with current market needs, especially among the millennial generation. Scott Maddux, the company's CEO, noted the growing demand for rental properties that offer more space and affordability, particularly as many individuals in this demographic find home ownership increasingly out of reach due to rising interest rates.
Expanding Land Holdings and Future Projects
In addition to its new community deliveries, Sunstone has strategically closed on a 20.86-acre parcel of land in Buckeye, where it plans to construct a new 238-unit BTR development. This project is anticipated to break ground in January 2026 and will further enhance Sunstone's presence in the Phoenix market.
To back its growth in Arizona, Sunstone also opened a new office in Scottsdale in July 2025, marking its second office outside its headquarters in Westlake Village, California. This expansion indicates the company’s commitment to better serve its operations within the state and facilitate future development.
A Focus on Quality and Community
Sunstone Two Tree’s developments emphasize providing residents not just with homes, but with environments that promote community living. Many BTR properties feature attached garages, private yards, and are often located near essential amenities such as shopping centers, employment hubs, and transportation routes, including proximity to the
Phoenix Sky Harbor Airport.
As a vertically integrated real estate operator and developer, Sunstone Two Tree also focuses on ensuring that their properties are well-managed and maintained. The company aims to fulfill a two-part mission: to protect investor capital while also creating safe, clean, and well-maintained communities.
Founded in 2023 from the merger of
Sunstone Properties Trust and
Two Tree Capital, the company has leveraged its combined expertise to thrive in the high-growth rental housing markets across the United States. With operations in Arizona since 2020, Sunstone is well-positioned to continue its robust growth trajectory in the upcoming years.
