VF Developments, LLC, a minority-owned and female-led company, has successfully rehabilitated the historic apartment community known as "The Grove," dating back to the 1960s. This project encompasses four newly renovated rental homes, each featuring three-bedroom layouts, strategically located in the Congress North neighborhood of Los Angeles. This area, known for its historic significance, offers a vibrant living environment close to the University of Southern California (USC) and downtown Los Angeles.

The renovations were supervised by Victoria Vu, the managing partner of VF Developments. With a background in fashion design and a focus on real estate development for distressed multifamily properties across Los Angeles and Orange County, Vu expressed her excitement about restoring the apartments to their former glory while incorporating modern enhancements. The units now boast keyless entry systems, spacious floor plans, and a plethora of stylish design accents, including quartz kitchen countertops and high-end Whirlpool appliances.

Kemple stated, "Reconfiguring the original two-bedroom layout into a more functional three-bedroom space was crucial in addressing the housing demand in the area, fostering not just employment but a sense of community.”

The Grove sits just minutes away from USC and is nestled amongst historic neighborhoods offering a mix of nightlife, arts, and culture. University Park, in which the project resides, showcases a range of architectural styles and holds one of the highest concentrations of City Historic-Cultural Monuments in Los Angeles — a feature that enhances its appeal. The location is also convenient, as it boasts a Walk Score of 84, indicating a robust pedestrian-friendly environment.

In addition to its proximity to educational institutions, The Grove provides access to several parks and recreational areas, renowned museums, cultural institutions, and historic sports venues like the Los Angeles Memorial Coliseum.
