Provident Industrial Breaks Ground on New Phase at Gateway Logistics Park in El Paso

Provident Industrial Expands Gateway Logistics Park

In a significant move to enhance its footprint in the logistics sector, Provident Industrial, a division of the Dallas-based Provident Realty Advisors, has officially broken ground on Phase 4 of the Gateway Logistics Park in El Paso, Texas. This new phase promises to add approximately 497,280 square feet of premium industrial space through the establishment of three Class A buildings.

Project Overview

Phase 4 will complement the already developed 921,759 square feet across the preceding phases, culminating in a substantial addition to El Paso's industrial capabilities. The project includes:
  • - Building 4: 147,420 square feet with a generous 205-foot truck court
  • - Building 5: Another 147,420 square feet with similar specifications
  • - Building 6: A more expansive facility totaling 202,440 square feet, featuring a 130-foot truck court and 44 trailer parking stalls

The strategic location of Phase 4 offers unparalleled access to major transport routes. Positioned just east of earlier phases, it links directly to Loop 375 and lies just 7.5 miles north of the Ysleta-Zaragoza Port of Entry, which connects to Juárez, Mexico. This proximity presents an advantageous situation for businesses engaged in cross-border logistics and distribution, reflecting the increasing demand for efficient logistics solutions in the region.

Leadership and Construction Management

Behind this ambitious expansion, Harvey-Cleary has been designated as the general contractor, while Pritchard Associates is tasked with overseeing the construction management. Key figures in the project include Provident's Managing Director Case Van Lare and Chris Martin, the Director of Southwest Industrial Development Acquisitions. Their commitment to advancing the project emphasizes the strategic vision that Provident aims to achieve with this development.

Vision for the Future

Chris Martin stated, “The continued growth of Gateway Logistics Park underscores our commitment to delivering high-quality industrial space in El Paso. With the success of the earlier phases, this next phase strengthens the park's position as a critical hub for logistics and distribution for the region.”

Provident's past three years have been marked by substantial growth in their industrial portfolio, now totaling 9.1 million square feet under construction or in pre-development across Texas, Arizona, and the Carolinas. This expansion resonates with Provident's reputation as a reliable player in the commercial real estate sector, having developed or invested in over $5.9 billion worth of properties since 1991.

Conclusion

As Phase 4 takes shape, it promises to transform the logistics landscape of El Paso. Provident Industrial's investment reflects the company’s long-term strategy in creating versatile industrial spaces that cater to the growing demands of logistics companies. The foundation laid today marks not only the growth of the Gateway Logistics Park but reminds us of the evolving nature of industrial development in strategically significant locations like El Paso.
