Miami-Dade Home Sales: A Seven-Month Growth Streak



Miami-Dade continues to make headlines as the real estate market sees a significant uptick in activity, marking the seventh consecutive month of home sales growth. According to the latest statistics from the MIAMI Association of REALTORS® and the MIAMI Southeast Florida Multiple Listing Service, total home sales in the region increased by 6.6% year-over-year, reflecting a robust demand in South Florida's real estate sector.

Single-family home transactions exhibited even greater growth, soaring by 10.6%, while condominium sales increased by 2.9%. A notable observation is the rising interest in high-value properties, as sales for homes priced at $5 million and above jumped by a staggering 27% when compared to the previous year.

Alfredo Pujol, the Chairman of the Board for MIAMI, remarked on the narrative that underpins this market trend: _“Miami real estate is defined by sustained growth and global demand. This is evident from the significant influx of top-tier companies relocating to the area and the presence of ultra-wealthy buyers drawn to Miami’s exclusive real estate offerings.”_

South Florida is not only witnessing a local surge in sales but is also fortifying its position on a national level:

Challenges in the Condo Market


Despite a strong market, there remain underlying challenges, particularly with existing condominium developments. The disproportionate lack of Federal Housing Administration (FHA) approvals for Miami's condo buildings has restricted financial access for many prospective buyers. Of the 2,397 condo buildings in Miami-Dade and its neighboring regions, only 21 are currently FHA-approved, which is a small fraction considering the overall construction.

The stringent regulations in Florida require higher down payments than the national average for many buyers, making condo acquisitions more difficult. Nevertheless, condo prices have risen significantly, boasting 291% appreciation since 2011. The median condo price in March 2026 stood at $445,000.

A Market on the Move


Miami’s single-family and condo markets have both shown resilience, with median home prices witnessing consistent growth: single-family home prices rose by 10.61% year-over-year, reaching $674,000. This aligns with trends indicating a buyer's market for condos while signaling a seller's market for single-family homes, influenced by the dwindling inventory in both categories.

As mortgage rates are projected to climb amid various geopolitical events, demand for Miami properties is not expected to falter—particularly as the city attracts cash buyers who are less vulnerable to fluctuations in interest rates. MIAMI REALTORS® Chief Economist Gay Cororaton suggests that this demographic presence will bolster South Florida’s resilience against broader economic shifts.

The local economy also feels the impact of real estate transactions. With 2,134 homes sold in March 2026, Miami-Dade's local economic contributions from these sales soared to roughly $275 million.
