West Palm Beach Welcomes West Palm Point Office Tower Completion by Cohen Brothers Realty

West Palm Point Office Tower Construction Financed Successfully

Charles S. Cohen, the President and CEO of Cohen Brothers Realty Corporation of Florida, has successfully secured full financing for West Palm Point, a new office tower located in West Palm Beach, Florida. This milestone was achieved through the efforts of Cooper Horowitz, which organized the financing for this prestigious development project valued at approximately $400 million.

Scheduled for completion in the first quarter of 2029, the West Palm Point office tower is expected to feature state-of-the-art facilities and design. The project, which spans an impressive 438,000 square feet, will stand 23 stories tall and aims to reach both LEED Gold and Fitwel certifications, emphasizing its commitment to sustainability and health-oriented design.

The architectural design of West Palm Point comes from the renowned design firm Pelli Clarke Partners, with Nichols Architects serving as the lead architect. The tower is strategically positioned in the heart of downtown West Palm Beach, occupying an entire city block, thereby emphasizing its central importance to the area.

Design Features

Upon completion, West Palm Point will include a ground floor retail space where visitors can enjoy various commercial offerings. The lobby will feature a 30-foot high entrance, allowing for spacious and airy ambiance with office areas designed to have ceiling heights exceeding 10 feet. Notably, energy-efficient windows will reduce environmental impact, while a 10-story independent parking structure will accommodate about 1,200 vehicles, alleviating concerns regarding parking in a busy urban environment.

The project emphasizes outdoor spaces as well, boasting a one-acre landscaped rooftop park complete with a putting green, dog park, café, performance space, and a stunning water feature designed by Fluidity. A well-equipped fitness center with locker rooms and showers, along with conference facilities, will enhance the tenant experience.

Local conveniences abound, as West Palm Point's location is near significant landmarks such as the Palm Beach County Convention Center, the Kravis Center for the Performing Arts, the Hilton Hotel, CityPlace, and the Brightline train service. Furthermore, proximity to the luxurious Palm Beach Island, Donald J. Trump International Airport, and Interstate 95 enhances connectivity for both tenants and visitors.

Market Impact and Tenant Expectations

In a statement regarding the project, Cohen remarked on the extensive planning that went into West Palm Point, highlighting over seven years of strategizing to create a workspace suitable for modern expectations. "My 40 years of experience in developing and operating office buildings has provided me with insights into the needs of today’s tenants. West Palm Point aims to meet those demands head-on," said Cohen, emphasizing the project's importance in the competitive office market of West Palm Beach.

Real estate executives John K. Criddle and Joseph Freitas from CBRE will serve as the leasing agents for the project, in collaboration with Marc Horowitz from Cohen Brothers Realty Corporation.

The design team for the West Palm Point project includes a variety of specialists, such as EDSA for landscaping, AREA Architects for interior design, The International Lighting Design for lighting, Pentagram for environmental graphics, Bliss Nyitray for structural engineering, and Langan for civil and geotechnical engineering, along with TLC Engineering Solutions as MEP engineers. Coastal Construction will supervise the overall construction process, ensuring that the project remains on schedule and meets the high standards set forth by Cohen Brothers Realty Corporation.
