Charles S. Cohen Secures Full Financing for West Palm Point

Charles S. Cohen, the esteemed president and CEO of Cohen Brothers Realty Corporation of Florida, has officially announced that he has secured complete financing for the ambitious West Palm Point project. This initiative, touted as the latest office tower in West Palm Beach, signifies a notable development milestone for the region.

The financing for the project, which amounts to an astounding $400 million, was arranged by Cooper Horowitz, a recognized player in the finance sector. Robert Horowitz, representing the firm, noted that West Palm Point attracted investors due to its unparalleled location, premier design, and the esteemed experience of Cohen Brothers in executing landmark projects. He expressed pride in facilitating a funding solution that meets the high standards of this iconic addition to the West Palm Beach skyline.

Designed by the renowned architectural firm Pelli Clarke Partners, with Nichols Architects acting as the executive architect, West Palm Point will occupy an entire city block in the heart of downtown West Palm Beach. Upon completion, this 23-story tower will encompass 438,000 square feet of premium office space, complemented by retail stations on the ground level, a spacious 30-foot lobby, energy-efficient windows, and a 10-story, standalone parking garage with about 1,200 parking spots. Furthermore, the project aims for both LEED Gold and Fitwel certifications, underscoring its commitment to sustainability.

Cohen emphasized that West Palm Point offers a competitive alternative in the office market, which continues to attract businesses from across the country. He stated, "This project embodies over seven years of meticulous planning and construction, focused on delivering high-quality office spaces that modern tenants demand." Mr. Cohen's extensive 40-year experience in developing and managing office buildings has equipped him to anticipate and meet these evolving needs efficiently.

In addition to its modern office spaces, West Palm Point will feature a stunning acre-sized private landscaped rooftop garden that includes a putting green, a dog park, a café, and ample event space, all centered around a spectacular water installation designed by Fluidity. Tenants will also benefit from access to an on-site fitness center, complete with locker rooms and showers, as well as a comprehensive conference center. The project will emphasize a vibrant retail environment, with commercial spaces lining both the office tower and the garage, complemented by a dedicated creative room on the second floor of the parking structure.

Strategically located, West Palm Point sits near several key facilities, including the Palm Beach County Convention Center, Kravis Center for the Performing Arts, Hilton Hotels, and CityPlace, as well as near the Brightline rail service. Proximity to Palm Beach Island, President Donald J. Trump International Airport, and Interstate 95 enhances its appeal further.

The executive leasing agents for West Palm Point, John K. Criddle and Joseph Freitas of CBRE, are set to oversee the marketing of the tower, with Marc Horowitz, Senior Vice President and National Director of Leasing from Cohen Brothers Realty Corporation, adding his expertise to the endeavor.

The design team behind West Palm Point also features contributions from EDSA as landscape architects, AREA Architects for interior design, L'Observatoire International for lighting design, and multiple firms for structural engineering, construction management, and environmental graphics, showcasing a collaborative effort to create a landmark project in the area.
