At Home's Real Estate Survey Reveals Market Trends for Early 2025

At Home's Real Estate Market Survey for Early 2025

At Home, a real estate information services company based in Ota, Tokyo, has announced the latest findings from its quarterly survey examining the housing market trends across various regions of Japan. This survey, aimed at its local franchise members, covers insights from 13 prefectures and 14 areas, showcasing the shifting dynamics of residential real estate. Conducted by At Home Lab, the survey is now in its 45th iteration, having begun back in January 2014.

Key Highlights

  • - Rental Market Growth: The survey indicates a positive trend in the rental sector, with the business condition indicator (DI) showing an increase in 10 out of 14 areas compared to the previous quarter. Notably, there has been a surge in inquiries from new students and young professionals. The demand from foreign residents remains robust.
  • - Sales Decline: In contrast, the sales market presents a more challenging landscape, with declines reported in 9 areas both compared to the previous quarter and the same period last year. However, the Tokyo metropolitan area has shown resilience, being the only region where the DI surpasses 50 for three consecutive quarters.
  • - Increasing Sales from Aging Population: An increase in selling cases attributed to aging demographics, such as inheritance and downsizing, has been noted. While a significant majority of real estate firms maintain a proactive approach, concerns regarding time management and performance efficiency have been voiced.

In-Depth Analysis from At Home Lab

According to Junko Iwama, Executive Officer and Head of Data Marketing at At Home Lab, the 2025 busy season appears generally favorable for the rental market, particularly in the greater Tokyo area, driven primarily by the needs of single residents. Despite ongoing rent hikes, demand from students and young individuals remains strong, with many securing leases at prices exceeding their budgets. However, the rising cost of living has led many to reconsider moving, opting instead to renew current leases, leaving some properties empty and agents unable to showcase available options.
