Lincoln Avenue Communities (LAC) recently marked a significant milestone with the grand opening of the Willis Senior Lofts, a newly developed affordable housing project designed specifically for older adults aged 55 and above. The event, held last week, gathered local officials and community leaders, emphasizing the importance of quality housing for seniors in Rochelle, Illinois.
The Willis Senior Lofts is a remarkable four-story complex comprising 60 affordable housing units. The event featured a ceremonial ribbon-cutting attended by Congressman Darin LaHood and Rochelle Mayor John Bearrows, along with key figures from LAC and local nonprofits. LAC's Vice President and Regional Project Partner, Hume An, expressed pride in making these high-quality homes a reality for the elderly residents of Rochelle. "Investing in rural communities like Ogle County is crucial as we strive to address the housing crisis through innovative solutions,” said An.
During the ceremony, Thom Amdur, Executive Director of Fairview Housing Partners, highlighted the partnership that aided this project. He remarked, "Seniors in Rochelle deserve a beautiful community like Willis Senior Lofts. We're so proud that we could collaborate to make this happen, ensuring our seniors have access to excellent living conditions for years to come."
The complex features a range of one- and two-bedroom apartments, equipped with amenities designed to foster community interaction. Residents can access various shared spaces such as a fitness center, a theater room, and even a community garden. Notably, 45 of the 60 units will cater to residents earning up to 60% of the area median income (AMI), while the remaining 15 units will support those earning up to 30% AMI. This strategic allocation aims to ensure inclusivity within the community, positioning the complex as a foundation for improved living standards.
Furthermore, the building was meticulously designed to meet high standards, striving for Environmental Green and Net-Zero certifications. Such certifications not only reflect LAC's commitment to sustainability but also highlight advancing housing practices that benefit the environment.
Financially, the project utilized a range of funding sources to support its development, including a 9% Low Income Housing Tax Credit (LIHTC) and various grants from the Illinois Housing Development Authority. Added to this, a construction loan from Chase facilitated the project's realization. An amount of $4.9 million in soft funds was instrumental in making this vision a reality, showcasing the multi-faceted approach needed to fund affordable housing development.
The collaboration with the Ogle County Housing Authority proved invaluable; they committed to providing 15 budget-based vouchers over a period of 15 years.
