Sembcorp Logistics Park: A Major Warehouse Development Project in Northern Vietnam

Introduction

The revitalization of logistics infrastructure in Vietnam is gaining momentum, particularly in the northern region. In a significant push towards enhancing logistics capabilities, Hankyu Hanshin Properties Corp. and CRI Co., Ltd., in collaboration with Singapore's Sembcorp Development Ltd., are embarking on the Sembcorp Logistics Park project in the Dinh Vu Industrial Zone, a burgeoning industrial hub. This ambitious project aims to expand the existing logistics facilities and cater to the increasing demand in both domestic and international markets.

Project Overview

The Sembcorp Logistics Park in Dinh Vu represents a strategic investment in the logistics sector, with an acquisition of land already hosting an operational warehouse of approximately 10,000 square meters. The project entails the construction of five new warehouses within the same site, projected to be completed by winter 2026. Upon completion, the project will add to Sembcorp Infra Services' portfolio, including a total of 17 warehouses across Northern and Central Vietnam, amounting to a rental space of approximately 240,000 square meters.

Current Logistics State in Vietnam

Vietnam's logistics industry has been witnessing a transformative phase, fueled by rapid economic growth and increasing foreign investments. The demand for efficient and modern warehousing solutions is critical to support e-commerce growth and the rising logistics needs of various sectors, from manufacturing to retail. The Dinh Vu site, strategically located near Hai Phong, Vietnam's largest port city, benefits from excellent access to major transportation routes connecting it directly to Hanoi, making it an ideal logistics hub.

Architectural and Operational Insights

The proposed six-building structure at the Sembcorp Logistics Park will be designed with modern construction practices and sustainable features. The total site area spans approximately 150,000 square meters, with plans to enhance sustainability through renewable energy sources such as solar and wind power.
