Why North Carolina, and specifically, the Raleigh-Durham region? JPI commenced an analytical review of potential expansion markets in early 2024, highlighting Raleigh-Durham's attractive metrics including low supply barriers, a substantial young-adult demographic, and robust growth in household income and labor forces. With the metro area witnessing a downturn in multifamily construction starts by 55 to 65 percent, JPI identified a unique opportunity where demand would significantly surpass the current supply of housing.

Encompassing 12.6 acres, Jefferson Watts will offer a blend of 398 market-rate apartments coupled with 42 luxury townhomes.
