Nikka Home, based in Aichi Prefecture, is taking significant steps to address the labor shortages in the housing renovation industry by formally launching its B2B construction team, "Subcontractor Nikka Kanto," by the end of 2025. This initiative aims to cultivate foreign staff into multi-skilled technicians, particularly focusing on workers from the Philippines. The team, currently operating with three members across Tokyo and Kanagawa, plans to expand its workforce in the near future.

Addressing Industry Challenges


The housing renovation sector is grappling with significant challenges, including a shortage of craftsmen and an aging workforce. Simultaneously, there is a rising demand for the utilization of vacant houses and the renovation of used properties. Recognizing this need, Nikka Home's Kanto branch has introduced a dedicated B2B construction team to manage restoration and renovation projects, tailoring their services for real estate companies and property owners.

The key differentiator of this team is its commitment to training foreign employees not merely as laborers but as future foremen and technical experts in the field.

Currently, the team is actively engaged in various projects, spanning jurisdictions from Hiratsuka City to Meguro-ku and extending to Hachioji City in the Nishitokyo area, with an expansion expected to include new sites starting in August 2026.

A Focus on Technical Skill Development


Training is primarily conducted on-the-job (OJT), focusing on various responsibilities rather than relegating staff to menial tasks. The duties entrusted to the Filipino workers include:
  • - Pipe renewal works
  • - Kitchen assembly
  • - Drawings preparation
  • - Tools and materials management
  • - On-site logistics coordination
Such responsibilities are gradually increased to enhance their skill levels.

Looking ahead, Nikka Home plans to implement a curriculum that allows staff to gain experience in specialized interior work, such as wallpapering and floor installation, to further bolster their skills over a 3 to 6 month training period.

Additionally, the company aims to establish a self-sustaining training model where proficient staff members eventually mentor new recruits, creating a cycle of knowledge transfer.

Developing Critical Thinking Skills on-site


One of the core values of this training program is the emphasis on actual, hands-on experience in the field. By adapting to various construction requirements and site conditions, team members improve not just their technical skills, but also their decision-making and logistical planning abilities.

The initiative aspires for each individual to evolve from being a learner to a leader, taking on responsibility as a competent technician capable of managing projects autonomously.

A New Team Model Emerging from the Field


Koji Koshima, leading "Subcontractor Nikka Kanto," brings extensive managerial experience from his prior roles as a store manager and area manager back to the frontline. His hands-on approach underscores the belief that Nikka Home's strength lies in enhancing quality through skill development on-site.

"Our mission is to cultivate foreign workers not just as a workforce but as skilled technicians capable of leading teams in the future. It’s about creating a continuous cycle of training where experienced technicians nurture the next generation," Koshima states.

Future Prospects


Currently, the team consists of Koshima and two Filipino staff members, operating as a cohesive unit. Nikka Home envisions establishing more of these training units, each capable of independently managing their projects. This expansion is intended to facilitate greater operational capacity and adapt to increasing demand.

Through a well-structured development framework, Nikka Home aspires to create a sustainable construction workforce, ensuring long-term success in the renovation industry.
