Kismet Stratton Investments Acquires Iconic Petroleum Club Building in Tulsa
In a significant transaction for downtown Tulsa, the iconic Petroleum Club Building has officially transitioned to new ownership. The Price Family, known for their commitment to the revitalization of the city, has sold the building to Kismet Stratton Investments LLC, based in Wichita. This landmark 16-story structure, which has played a pivotal role in Tulsa's history since its completion in 1963, will now undergo a major transformation intended to restore its vibrancy and entrench its significance in the community.
Kyle Bruner, Managing Partner at Kismet Stratton Investments, expressed enthusiasm for the project, revealing plans for a comprehensive renovation that will redefine the building's ground-floor space. A full-service restaurant, complete with an outdoor patio, is set to be established, in addition to efforts to enhance the building's street presence with improved lighting and a revitalized entryway. These improvements aim to honor the historical integrity of the building while also aligning with contemporary standards of accessibility and function.
The Petroleum Club Building has long been associated with Tulsa's oil and gas industry. Bruner noted that the building was constructed during the peak of the oil era in the city and symbolizes its legacy. The aim is to reestablish it as a central hub for professionals in the industry, hence the focus on upscale amenities, including the addition of a premier fitness club. Early negotiations are already underway with notable fitness operators to create a state-of-the-art facility which would provide much more than what typical office buildings offer.

Bruner stated, "Tenants choose buildings based on how many conveniences they offer in a single location. We want to ensure that three significant amenities are available and noteworthy rather than providing an overwhelming array of facilities that don’t engage users."

As the project moves forward, restoration of the lobby to its original 1963 aesthetics will also be prioritized, ensuring that the character and charm of the Petroleum Club remain intact. Located at 601 South Boulder Avenue, the Petroleum Club Building covers an expansive 119,236 square feet, making it a significant asset for the area.
