Revitalizing History: New Coworking Space Opens in Gretna's Historic Schoolhouse



This week, the City of Gretna, Jefferson Parish, and Formwork Development celebrated the grand opening of Primary Workspace, a contemporary coworking and event venue located within a historic school building from 1911. After standing mostly vacant for over half a century, this revitalization project aims to infuse new economic vitality into downtown Gretna.

The renovation of this remarkable facility was made possible by a collaborative effort between Jefferson Facilities Inc. and Formwork Development. Their goal was to create a space that caters to the modern workforce while celebrating the building's storied past.

Occupying nearly 20,000 square feet at 519 Huey P Long Avenue, Primary Workspace provides flexible coworking options along with event rental spaces, imbued with original architectural features and essential modern amenities.

The $3.5 million project was funded by $2.7 million from the American Rescue Plan Act and an additional $800,000 from Louisiana State Historic Tax Credits, showcasing the potential of such partnerships in economic development. Mayor Belinda Constant of Gretna remarked, "Primary Workspace is a smart workplace solution for meeting today’s workforce needs and is destined to be a significant economic engine for the Gretna community. This revitalization brings new life to our city's downtown and promotes an exciting and walkable environment for all."

The development not only transforms a historic structure but also serves as a vital resource for the community. The facility now features a range of coworking spaces, including private offices, hot desks, and meeting rooms, appealing to startups and established businesses alike.

One of the stand-out areas within Primary Workspace is the meticulously restored two-story auditorium, which preserves its historic charm while serving as a lively hub for coworking and events. This space includes a striking proscenium arch and stage, embodying the building's rich legacy and connecting the community to its past.

Moreover, the ground floor houses retail spaces complemented by a partnership with the German Cultural Museum, ensuring that the historical context remains alive within the new contemporary function.

Architectural integrity was a key consideration in this project. Studio BKA worked closely with the Louisiana Historic Preservation Office to adhere to preservation guidelines while modernizing the space, taking care to maintain original elements that resonate with the building's heritage.

"Primary Workspace demonstrates the power of historic preservation in driving economic revitalization," stated Kim Payne Allen, co-founder of Studio BKA. She stressed the importance of utilizing existing structures to contribute to sustainable urban development.

From its inception to its execution, the project has been a testament to the efficacy of public-private partnerships. As stated by Brett Lawson, project leader for Jefferson Parish Council, this initiative will transition a historic property that was once a financial burden into a thriving business center, enriching the community through job creation and increased tax revenue.

Memberships to Primary Workspace begin at $150 for access to shared spaces, while private office leases can start at $850 each month, catering to a variety of business needs. With options for event spaces available, community organizations and individuals can also benefit from this versatile venue.
