On June 27, the Association for Large-scale Renovation of Condominiums will host a free consultation session focused on this topic, exploring new contracting options to help manage escalating repair expenses.

Rising Costs in Renovation Projects



In recent years, the cost of renovation projects has notably increased due to various factors, including aging buildings, soaring material prices, and labor shortages leading to higher wage costs. Given the current climate marked by a shortage of naphtha, which is crucial for many building materials, these costs are expected to climb even higher. Many condominiums have found their repair reserves unexpectedly doubled, creating financial strain.

With inflation impacting the Japanese economy and interest rates predicted to surge, maintaining or enhancing the asset value of condominiums requires meticulous long-term renovation planning. It has never been more critical for condominium associations to prepare and strategize accordingly.

Traditional Contracting Methods vs. Direct Contracting



Typically, condominium renovation firms operate under two common contracting methods: the 'Design Management System' and the 'Responsible Contracting System.' However, the latter method often involves indirect agreements that can lead to hidden costs due to kickbacks from management companies to recommended contractors, exacerbated by the industry's complex subcontracting structure. This practice has raised concerns within condominium management circles.

To counter this challenge, the Association proposes a 'Direct Contracting System' where management companies are completely eliminated from the contractual equation, thus avoiding unnecessary fees and ensuring transparency.
