Galvanize Real Estate (GRE), known for its sustainable real estate strategies, has made significant strides by acquiring a substantial three-property industrial portfolio spanning 280,000 square feet in Orange County, California. This strategic move signifies GRE’s second acquisition in California, coupled with its fifth nationwide acquisition within just one year, boosting its total portfolio to an impressive 3.8 million square feet.

The growing relevance of energy costs and reliability in tenants' considerations for space solidifies the appeal of well-positioned industrial assets that are primed for meaningful decarbonization.

Rachel Reardon, Managing Director, Acquisitions at GRE, highlighted the strategic advantages of Orange County, noting its diverse economy and limited new supply. This acquisition allows GRE not only to take advantage of favorable market conditions but also to enhance its impact through decarbonization efforts. The focus on renewable energy generation and sustainability aligns with the growing demands and expectations of today's tenants.

In line with GRE's recent acquisition in the Bay Area, the strategic plan for the Orange County portfolio involves significant upgrades. These upgrades include implementing behind-the-meter solar energy generation, installing battery storage, and establishing charging infrastructure for electric vehicles. The anticipated renewable energy program is poised to generate approximately 475 megawatt-hours (MWh) of clean electricity annually, potentially reducing the properties' annual carbon emissions by around 133 metric tons. Over three decades, this reduction in emissions could equate to the environmental impact of burning around 936,417 pounds of coal.

Nicolette Jaze, Head of Sustainability at GRE, emphasized California’s suitability as a target market, applauding the state's robust foundation for a lower-emissions future. The firm aims to build on its leadership and momentum by enhancing the energy efficiency of the acquired portfolio while leveraging clean energy resources to facilitate on-site renewable electricity generation and consumption. Given the rising energy rates and tightening power availability, GRE anticipates that these endeavors will deliver tangible benefits to both the local grid and the long-term performance of its assets.
