The Bascom Group Secures $30.8 Million Refinancing of Gateway Villas Apartments Amidst Economic Challenges
The Bascom Group Completes $30.8 Million Refinancing of Gateway Villas Apartments
In a significant move in a challenging economic climate, The Bascom Group, LLC has successfully completed a $30.8 million refinancing deal for the Gateway Villas Apartments located in Las Vegas, Nevada. This multifamily community, comprised of 200 units, was originally acquired by Bascom in December 2021 through an off-market transaction.
The financing was arranged by a team from IPA Capital Markets, including notable industry figures such as Brian Eisendrath and Cameron Chalfant. Bridge Investment Group provided the substantial loan for the refinancing. Apartment Management Consultants, known for their expertise, will continue to manage the community, ensuring a seamless transition during this financial restructuring.
Gateway Villas, constructed in 1984/1985, is a garden-style apartment complex that emphasizes low-density living with a variety of efficiently designed floor plans. The community is made up of 52% one-bedroom units and 48% two-bedroom units, each featuring private patios or balconies for residents. In addition to the living spaces, the amenities include a fitness center, a resident clubhouse, a pool with a BBQ area, and even a putting green. Recently, Bascom completed a strategic renovation that modernized the fitness center and clubhouse while transforming the putting green into an appealing central park equipped with a shaded play structure, BBQ stations, and landscaped seating areas.
Gateway Villas is strategically located, providing residents with easy access to various points within the Las Vegas valley. Key areas include the iconic Las Vegas Strip, the growing Las Vegas Medical District, Allegiant Stadium, and the venue for the soon-to-be-completed Las Vegas A's stadium. The surrounding neighborhood is abundant with retail, recreational, and entertainment options, making it a desirable area for both families and individuals.
Despite the immediate challenges facing the multifamily sector due to recent property deliveries, there are positive indicators for the Las Vegas market. Improving rent trends and a declining construction pipeline suggest a stabilizing market environment. With ongoing growth in population, household numbers, and labor force, the underlying demand for rental properties remains strong as the market works through its current cycles.
Scott McClave, Senior Principal of Acquisitions at Bascom, emphasized the company's commitment to investor value during challenging times. He noted that despite the difficulties, Gateway Villas continues to outperform the Winchester submarket. Recent leasing activities have shown signs of improving occupancy, reflecting potential recovery in the market.
Tom Gilfillan, Vice President and Principal of Bascom, expressed optimism about the refinancing decision. He praised the efforts of the IPA Capital Markets team, stating that the financing solution aligns well with Bascom's long-term investment goals. He added that the successful refinancing will provide Gateway Villas with the necessary time to fully capitalize on the market recovery.
As institutional buyers remain cautious in the wake of the multifamily pricing reset connected to interest rate hikes in 2022 and 2023, Bascom has strategically continued to invest. Since the beginning of 2023, the company has acquired 16 multifamily communities across the United States, totaling 3,718 units with a capitalization exceeding $1.0 billion. The properties span several generations, from the 1960s to those built in 2024, highlighting Bascom's ability to navigate diverse investment strategies effectively.
Notably, Bascom has emerged as one of the most active buyers in the Las Vegas market, having acquired 38 properties totaling 10,253 units and exceeding $1.5 billion in acquisition costs since 2013. This positions the firm as a significant player in the regional real estate landscape.
Founded in 1996, The Bascom Group focuses on value-added multifamily, commercial real estate, and non-performing loans, making strategic investments and repositioning properties through capital improvements and operational efficiencies. Through these efforts, Bascom has successfully managed over $23.0 billion in multifamily transactions encompassing nearly 100,000 units. Its ongoing commitment to improving community living standards and maximizing investor returns solidifies Bascom’s reputation as a leader in the multifamily real estate sector.
