JLL Facilitates Significant $300 Million Refinancing for Omni Nashville Hotel
JLL Secures $300 Million Refinancing for Omni Nashville Hotel
In a significant move that underscores the vibrant state of Nashville's real estate market, JLL's Capital Markets group has successfully negotiated a substantial $300 million refinancing deal for the Omni Nashville Hotel. This luxury establishment, boasting 800 keys, stands at the forefront of downtown Nashville’s hospitality scene.
The deal was structured on behalf of TRT Holdings, Inc. JLL orchestrated a fixed-rate, seven-year loan in collaboration with a prominent U.S.-based insurance company and AllianceBernstein Commercial Real Estate Debt, which served as advisors to Equitable Financial Life Insurance Company. This refinancing is pivotal as it provides the necessary capital for the hotel to continue its role as a premier destination for both leisure and business travelers.
A Look Inside the Omni Nashville Hotel
Opened in 2013, the Omni Nashville Hotel spans 21 stories and features over 80,000 square feet of meeting space. Among its facilities, the hotel is proud to host Nashville's largest hotel ballroom, measuring an impressive 23,800 square feet. The property is recognized for its commitment to sustainability, having earned the LEED Silver certification.
Guests can indulge in a variety of dining experiences, including Bob's Steak & Chop House, Kitchen Notes, and Barlines. For relaxation and wellness, the hotel offers a 5,500-square-foot Mokara spa, an inviting rooftop pool, and a state-of-the-art fitness center. The strategic location at 250 Rep. John Lewis Way South allows it to seamlessly connect with the Country Music Hall of Fame and Museum and reside directly across from the expansive 2.1 million-square-foot Music City Center convention facility.
Benefiting from Nashville's Growth
The Omni Nashville Hotel stands to benefit significantly from Nashville's booming tourism and corporate sectors. The city welcomes over 14 million visitors annually, reflecting a robust demand for accommodations that cater to both leisure and business travel. Major employers are expanding in the area, thus further solidifying the hotel’s standing as a key player in Nashville's hospitality market.
JLL's Debt Advisory team, led by Hotels & Hospitality Group Americas CEO Kevin Davis, along with Senior Managing Directors Whit Johnson and Jim Curtin, played a pivotal role in this accomplishment. Davis remarked, "The Omni Nashville exemplifies the strength of Nashville's hospitality market, consistently ranking at the top of its competitive set for RevPAR. With its irreplaceable location next to Music City Center and high-quality amenities, the property is well-positioned to continue its market-leading performance as Nashville experiences tremendous growth in both leisure and business travel demand."
