Addressing the Vacant House Problem: Nexwill's Initiative
In a significant step towards resolving the increasing issue of vacant properties in Japan,
Nexwill Inc., a company specializing in the purchase and management of troubled real estate, has announced a partnership with
Kitahiroshima City and the
Kitahiroshima Real Estate Association. This collaboration aims to effectively manage and utilize vacant houses, ensuring a safe and pleasant living environment for residents. The partnership agreement will be officially signed on
May 1, 2026, at the Kitahiroshima City Hall.
Overview of the Agreement
The collaboration between Nexwill, Kitahiroshima City, and the Kitahiroshima Real Estate Association focuses on a joint effort to tackle the rising issue of vacant homes within the city. By creating a framework for cooperation, all parties involved aim to achieve not just the management of these properties but also their productive use, ultimately contributing to a community where people can live safely and comfortably.
The signing ceremony is scheduled for
11:00 AM at the
5th floor Committee Room of the Kitahiroshima City Hall located at
4-2-1 Chuo, Kitahiroshima, Hokkaido.
Signatories
- - Mayor of Kitahiroshima: Masamitsu Ueno
- - Chairman of the Kitahiroshima Real Estate Association: Yoshiyuki Handa
- - CEO of Nexwill: Tomoyuki Maruoka
Background of the Collaboration
This initiative follows an introduction by former
Hokkaido Nippon-Ham Fighters pitcher
Yuki Saito, who operates the
SUNNY TERRACE in the F Village area of Kitahiroshima. This partnership comes at a time when Kitahiroshima is attracting attention due to the opening of
Eson Field Hokkaido within the F Village; however, it faces the challenge of a declining population due to low birth rates and an aging demographic. Data shows that the number of deaths has consistently exceeded births, leading to an increasing net population loss each year.
Furthermore, issues such as building regulations, unique snowfall and snow removal challenges characteristic of Hokkaido, and the polarizing property pricing landscape exacerbate the vacant house problem. The agreement is designed to reintegrate hard-to-sell properties back into the market, addressing these concerns directly and enhancing the overall livelihood in Kitahiroshima.
About Nexwill Inc.
Nexwill focuses on acquiring vacant and troubled real estate that is typically difficult to sell. This includes properties with complicated ownership issues such as shared ownership due to inheritance, buildings that cannot be restructured due to lack of compliance with building regulations, and properties whose ownership has become unclear due to repeated inheritances without proper registrations.
Nexwill aims to resolve these issues through their
Wakegai service, simplifying the rights involved and enabling a smoother resale process. Recognizing the urgency of the vacant house problem, Nexwill is actively pursuing public-private partnerships with local governments and sports teams, having established collaboration with multiple municipalities to support the resolution of vacant house challenges.
