Marriott International's Expansion in Branded Residences in EMEA
In a major announcement made during the Resort and Residential Forum, Marriott International, Inc. (NASDAQ: MAR) unveiled its ambitious plans to continue expanding its portfolio of branded residences throughout the Europe, Middle East, and Africa (EMEA) regions. As of late 2023, Marriott's branded residence portfolio in the EMEA includes 18 countries and territories, boasting 33 operational locations and more than 50 additional projects in development. This represents a staggering 23% increase in Europe and a remarkable 59% rise in the Middle East and Africa, reflecting a significant uptick in consumer interest for high-end residences across these regions.

Since the start of 2025, Marriott has signed nearly 20 agreements for branded residences across the EMEA, with around half being independent projects. One of the notable contracts includes The Residences at the Dubai Beach EDITION, which marks the first luxury offering from Marriott in the area. The company reports that approximately two-thirds of its contracts signed in 2025 focus on the luxury segment, while the remaining share targets the premium market.
Marriott's strong brand recognition and lead-generation platforms have significantly stimulated sales velocity for its branded residences. In 2025 alone, 19 projects launched in the EMEA region, with The St. Regis Residences, located on Al Maryah Island in Abu Dhabi, showing remarkable success by selling 60% of its units even before the official market launch at record-high prices. Another example is Affini, a Tribute Portfolio Residence in Dubai by HAMRK Real Estate Development, which sold out within a week of its launch, making it the first residence under that brand globally.

- - The Ritz-Carlton Residences, Palm Hills, Cairo: Developed by Palm Hills, with 60% of the initial stock already sold.
- - JW Marriott Residences at Dubai Islands, Central: The first JW Marriott Residence in the city, overseen by CG Developers.
- - Seamont, Autograph Collection Residences, Al Reem Island, Abu Dhabi: This project sold out its first phase within a month, spearheaded by SAAS Properties and Royal Development Holding.
