The Launch of Sumu's Second Hotel Development Fund with Airbnb Partners

Sumu's Exciting Expansion: New Hotel Development Fund Launched

In an exciting advancement for the hospitality sector in Japan, ADDReC, based in Shinjuku, Tokyo, has partnered with Showa Lease Co., Ltd., part of the SBI Shinsei Bank Group, to establish a new investment fund focused on the development of the second property under the hotel brand Sumu, powered by Airbnb Partners. This initiative marks a significant step in their journey towards enhancing the home-sharing market, with this fund being the second formed after the inaugural fund established in October 2025.

The Sumu Brand: A New Kind of Hotel Experience

Launched in April 2025 in collaboration with Airbnb Japan, the Sumu brand represents a unique fusion of traditional hotel accommodations and Airbnb's home-sharing ethos. It aims to cater to the growing demand from international travelers, especially as data from the Japan National Tourism Organization (JNTO) indicates that nearly 50% of foreign visitors stay between 7 to 13 days. Such an increase in stay duration has prompted a push for alternative lodging options beyond the conventional single and twin rooms.

sumu was conceived to provide not just a place to stay, but also an immersive travel experience. This entails creating environments where guests feel as though they are part of the local community, blurring the lines between daily living and leisure through a beautifully designed space.

Key Collaborators and Community Focus

The development of Sumu is made possible through a collaborative effort among various companies. Alongside ADDReC, Kasoku, Inc. acts as the hotel operator, while Culture Convenience Club Co., Ltd. contributes as the content direction partner, providing resources and local insights to enhance the guest experience. This cohesive approach emphasizes the integration of local culture and contemporary design, aiming to leave a lasting impact on every visitor.

Social Impact and Sustainable Development

This fund isn’t just about creating aesthetically pleasing accommodations. Following guidelines from Japan's Ministry of Land, Infrastructure, Transport and Tourism on social impact real estate, the initiative aims to visualize and increase the value of the community created by its lodging facilities. ADDReC is committed to designing spaces that enhance community resilience, promote collaboration, and embrace diverse users, fostering inclusivity and social impact through thoughtful design.

The goal extends beyond initial construction; there is an ongoing commitment to monitoring key performance indicators (KPIs) to ensure lasting contributions to social improvement. By working closely with the Sustainable Impact Promotion Department of SBI Shinsei Bank, the project looks to build sustainable tourism infrastructure that thrives in harmony with the local community.

Project Details and Future Outlook

The new property, tentatively named Hotel Sumu Shinjuku Gyoen, is slated for completion in March 2027. Located within the vibrant Shinjuku district, this hotel will feature 18 elegantly designed rooms within a modern 8-story building, covering 969.25 square meters. It illustrates a perfect blend of cutting-edge design and functionality, promising guests an unparalleled experience in Tokyo.

As the Airbnb Partners community continues to grow, including 185 participating organizations (as of March 2025), the potential for innovation and collaboration is boundless. This project is a promising addition to the landscape of hospitality, redefining how travelers engage with their surroundings and create meaningful stories through their journeys.
