In an exciting development for downtown Cleveland, Brown Gibbons Lang & Company (BGL) has recently announced the successful financial closing of a major redevelopment project involving the Erieview Tower and Galleria. This project marks a significant stride in transforming the area and will feature dual-branded luxury offerings from Marriott: the W Residences and W Hotels.

A Historic Transformation



The Erieview Tower, a 40-story structure recognized on the National Register of Historic Places, is set to undergo a remarkable renovation that elevates it into a premier residential and hospitality destination. The development includes 227 luxury residential apartments distinctively branded as W Residences, which will encapsulate the upscale living experience synonymous with the W brand. Homeowners will enjoy a host of amenities typically associated with luxury hotel living, such as concierge services, housekeeping, and exclusive access to various hospitality offerings.

The hospitality facet of this dual-branded endeavor will add 210 luxury hotel rooms under the W Hotels banner. Notably, this will be the first W Hotels location within the state of Ohio. Future guests can expect exceptional amenities including a rooftop bar, fine dining establishments, a spa, and expansive event spaces complete with a 15,000-square-foot ballroom.

The financial backing for the Erieview Tower redevelopment is extensive. Institutions such as Huntington National Bank, Midland States Bank, and PPG have come together with several local agencies, showcasing a robust commitment to revitalizing the area. Additionally, BGL’s Real Estate Advisors team played a pivotal role as the exclusive financial advisor to Kassouf Development, the driving force behind this ambitious project.

The total investment for the W Residences and W Hotels project exceeds $218 million, positioning it uniquely among similar developments in the United States. Interestingly, Marriott operates only a few of these dual-branded projects across the country, emphasizing the significance of Erieview Tower’s transformation. The phased construction approach ensures that residential units will be available first, with the hotel component set to break ground later in 2025.
