Atlantic Blvd Apartments Grand Opening: A Milestone in Affordable Housing Solutions

Grand Opening of Atlantic Blvd Apartments

On October 28, 2026, the Atlantic Blvd Apartments celebrated its grand opening, a milestone event marking the completion of 80 units dedicated to attainable housing. This project is a collaboration between Green Street Housing and Good Housing, along with the Loudoun County Board of Supervisors, highlighting a successful public-private partnership.

Located at 21895 Atlantic Blvd, this initiative is particularly noteworthy as it is the first fully attainable housing development in Loudoun County in decades. The project represents a significant effort to address housing affordability in the region, made possible through the county's Fast-Track Commercial Incentive Program designed to expedite the development of essential housing projects. Notably, this project underwent an expedited review process that led to its zoning, permitting, and completion within just three years.

Kim Hart, Co-Manager of Good Housing VA, emphasized the project's importance, stating, "This project shows what a local jurisdiction can do when they really want attainable housing." She noted that the swift delivery of the apartment complex positions it amongst the fastest housing developments in major suburban municipalities across the country.

Chase Powell, Co-Developer, also praised the collaboration among all stakeholders involved. He recognized the contributions of Loudoun County and the various teams engaged in the design and construction. He stated, "In real estate development, we are only as good as our teams, and I commend Loudoun County, our design and construction teams, and our financiers for their partnership in this unprecedented achievement."

The Atlantic Blvd Apartments project, which was initially a former stormwater pond site, has been transformed into beautifully designed Class A apartments suitable for working families in Sterling, Virginia. John Pellerito, a Co-Managing Member of Good Housing, acknowledged the innovative nature of converting the previously underutilized land into valuable housing.

With an investment of $31.4 million, this development utilized Low Income Housing Tax Credits, Tax-Exempt Bonds from Virginia Housing, and additional equity from Cinnaire, alongside a loan from the Loudoun County DHCD's Attainable Housing Loan Program. The building spans 106,000 square feet and provides a mix of one, two, and three-bedroom apartments.

Residents will enjoy various amenities, including a sizeable community room, an exercise room, a tot lot, an outdoor play area, and a pollinator garden, which contribute to the residents' quality of life. Furthermore, the building is designed with energy efficiency in mind, achieving certifications from the National Green Building Standard (NGBS) and Energy Star.

The apartments are available for individuals and families earning up to 60% of the area median income, thus offering a crucial resource for those striving for affordability in housing. Prospective residents are encouraged to reach out to the leasing office at 571-529-5140 or visit liveatlanticblvd.com for more information on how to qualify and apply.
