Daito Trust Group Starts Operating Dormitories for International Students
Daito Trust Group, led by President Eiji Kawahara, has announced the launch of its first-ever rental housing specifically for international students in Japan. From September, this new facility will operate in the Kita Ward of Tokyo, just a 10-minute walk from Akabane Station. Completed in August, the dormitory will start accepting residents from June, responding to the growing need for student accommodation in the country.
According to the Japan Student Services Organization (JASSO), the number of international students in Japan as of May 1, 2024, has surged to 336,708—an increase of 20.6% from the previous year. This marks the highest number recorded since comparable figures began in 2011. As more foreign students arrive, the demand for specialized housing has intensified. However, many face challenges, from a shortage of available rentals in desired locations to the complexities of tenant screenings.
To alleviate these issues, Daito Trust Group aims to create a welcoming environment for international students with dedicated housing that addresses their specific needs. By fostering a sense of safety and community, the company hopes to contribute significantly to resolving the housing dilemmas faced by this growing demographic.

The rental contracts for the new dormitory will accommodate both students residing in Japan and those looking to secure housing before their arrival, enabling electronic contracts and allowing international contacts, such as family or educational institutions, to be set as emergency contacts. This practice builds on Daito's multilingual property search and living support services, initiated in 2016, including the launch of the 'Iie Heya Net International' store in Shinjuku, Tokyo, in June 2021, which offers guidance in multiple languages for prospective tenants.
Additionally, through House Leave Co., Ltd., which provides rental guarantee services, Daito Trust Group offers an institutional guarantee service that eliminates the need for a co-signer. This initiative significantly reduces the burdens associated with finding guarantors, enhancing access to rental accommodations for international students.
