Understanding the Challenges of LGBTQ Property Searches in Japan



Property searching can be a daunting task for anyone, but for LGBTQ individuals, the experience can be fraught with additional challenges and complexities. A recent joint survey conducted by MEMOCO and Zero Renovate aimed to uncover the realities faced by LGBTQ individuals when searching for suitable housing options. This survey, which gathered responses from 125 participants, sheds light on important issues worth discussing.

About the Survey


The survey titled "Lifestyle Realities Faced by LGBTQ Individuals" was conducted from March 17 to April 14, 2025. It utilized an online methodology as part of a crowdsourcing initiative and included a diverse demographic of respondents: 46 men, 73 women, and 6 individuals who opted not to disclose their gender. The participants' ages were varied, with the largest groups in their 20s (29%) and 30s (34%).

The LGBTQ Property Search Experience


The key focus of the survey was to understand the unique challenges faced by LGBTQ individuals in the property search process. When asked about whether they had adopted any strategies during their search, about 14% of respondents indicated they had taken specific steps to secure a property that would be accommodating to their needs, while 86% reported they had not done anything specifically different.

What Strategies Are Employed?


Among those who indicated they adopted strategies, respondents shared a range of experiences and tactics:
  • - Seeking Inclusive Real Estate Agents: One respondent reported finding real estate companies that are openly supportive of LGBTQ clients.
  • - Transparency: Some respondents, particularly men in their 30s, emphasized the importance of being open about their relationship when communicating with potential landlords.
  • - Utilizing Networks: Others reported leveraging understanding acquaintances or professionals to help navigate the property market. For example, a male respondent in his 40s described relying on friends who are aware and accepting of LGBTQ issues.
  • - Disguised Living Arrangements: A woman in her 30s mentioned searching for properties under the guise of living with friends to avoid potential discrimination.
  • - Seeking Organizational Support: Some respondents have even approached NGOs focused on LGBTQ advocacy to assist them during their property searches.

Disclosing LGBTQ Identity to Real Estate Agents


An important aspect of the survey addressed whether respondents felt comfortable disclosing their LGBTQ identity to real estate agents. Surprisingly, only about 15% reported that they talked about their identity with the agents, while a significant 72% chose not to disclose this information. Around 1% of respondents noted that failing to disclose their identity had led to conflicts or complications during the rental process, demonstrating a clear reluctance—or fear—of potential bias from landlords or agents.

Experiences of Being Rejected


The survey also asked participants about any negative experiences when trying to rent properties with a partner. About 19% reported having been explicitly denied accommodation due to their sexual orientation, while 81% experienced no issues. Those who faced rejection shared troubling anecdotes:
  • - One woman in her 20s was informed that same-sex couples were not allowed to rent an apartment.
  • - A male respondent in his 50s mentioned facing outright hostility from potential landlords.
  • - Another woman recounted a scenario where she was initially told renting was possible until the landlord discovered she was in a same-sex relationship, at which point the lease fell through.
  • - Various participants shared stories about being advised against particular properties due to the owners' known biases against LGBTQ couples.

These first-hand accounts underscore the deeply ingrained prejudices that still exist in the housing market, resulting in unwarranted barriers for LGBTQ individuals seeking safe and accommodating living situations.

Conclusion


The insights gained from the survey highlight the significant barriers that LGBTQ individuals face during property searches. With only 15% of respondents willing to disclose their sexual orientation to real estate agents, it is apparent that a culture of fear and stigma persists within the housing market. However, it's important to acknowledge that societal attitudes are gradually improving, with increasing numbers of municipalities recognizing same-sex partnerships and introducing supportive measures such as LGBTQ-targeted housing loans.

As LGBTQ community members navigate property searches, understanding the landscape and advocating for their rights can help ease some of the anxiety associated with finding acceptable housing. Sharing the experiences from this survey may empower others facing similar challenges in their quest for an inclusive living situation.
