AI Data Company Holds Groundbreaking Forum
On December 11th, AI Data Company, headquartered in Minato, Tokyo, organized the 'AI Agent x AX Forum - Real Estate', a pivotal event focused on leveraging AI and promoting DX (digital transformation) in the real estate sector. Led by President Takahito Sasaki, the forum aimed to tackle the pressing issues of data fragmentation and personal dependency that plague the industry.
Highlights of the Forum
The forum commenced with a session led by the company's founder, Takahito Sasaki, who emphasized the duality of 'localized optimization' demanded by the field versus the 'global optimization' sought by management. This dichotomy often acts as a barrier to effective DX. He elaborated on how traditional practices—predominantly reliant on paper, Excel sheets, and personal expertise—hinder inter-departmental communication. As a solution, Sasaki introduced the concept of a ‘Reconstructive AI Advisory System’. This system aims to integrate and utilize unstructured data via AI, ensuring the transfer of wisdom from seasoned professionals throughout the organization, ultimately enhancing decision-making quality. Sasaki concluded that to realize genuine DX in real estate, AI must evolve from being merely a supportive tool to becoming a core organizational asset. He outlined that the rejuvenation of dormant data resources is essential for balancing overall optimization with tangible results on the ground in the realm of real estate DX.
Session Insights
In the next session, Naruhiko Makiguchi, CEO of Leeways Corporation and head of the Real Estate Tech Association, discussed the global real estate tech market's advancements alongside Japan's specific challenges. He highlighted that countries like the US have successfully integrated AI into every stage of real estate transactions, dramatically improving operational efficiencies and decision-making processes. In contrast, Japan's reliance on traditional paper culture and data silos has resulted in lower productivity levels, marking a significant hurdle for DX. He stressed that the introduction of generative AI and integrated infrastructures is critical to simultaneously enhancing field operations and knowledge management. Moving forward, the implementation of AI throughout the entire operational flow and the capitalization of proprietary data are deemed essential for maintaining competitiveness in the market, according to Makiguchi.
In another impactful session, Daisuke Shida, CTO of AI Data Company, outlined how their platform, 'AI RealEstate on IDX', aims to address the dual challenges of data fragmentation and personal reliance within the industry. His presentation introduced a specialized team of ‘Seven AI Advisors’ designed to provide expert assistance in leasing, repairs, contract reviews, and rent setting. This system's unique capability allows for comprehensive analysis and judgment across various operational areas, embodying the essence of overall optimization. Shida noted that these AI solutions are intended to preserve the insights of experienced employees, enhancing the quality and speed of operations.
Innovations in Property Management
Takuya Fukumoto, CEO of REMODELA Corporation, proposed a fresh operational model addressing the severe labor shortages and burdens faced by the real estate management industry with AI-driven exit inspections. He showcased a non-face-to-face automated inspection process utilizing smartphones, which drastically reduced the workflow time from three hours to just five minutes by integrating AI analysis of contracts, photography, reporting, and signing—all within one seamless experience. Following national guidelines, this AI-driven solution addresses issues like damage assessment and language support, yielding significant improvements in cost and manpower efficiency across participating companies.
Lastly, the CMO of Spacee, Takahiro Sakai, shared successful examples of property content creation utilizing AI. Traditional methods of managing property photos and blueprints often led to individual reliance and inefficiencies. Spacee's implementation of AI-driven home staging, furniture removal, and panoramic image generation now allows sales representatives to autonomously produce high-quality content, simultaneously elevating inquiry rates and conversion rates while also streamlining the sales process for properties still occupied.
