In an impressive demonstration of its robust business model, ALLOS S.A. (B3: ALOS3) has reported significant growth for the third quarter of 2026, with funds from operations (FFO) soaring by 28.5% year-on-year. This growth trajectory reflects the company's strategic focus on enhancing its media and real estate development efforts. As of the end of Q3 2026, ALLOS holds interests in 45 shopping centers, boasting a total gross leasable area (GLA) of 1,911 thousand square meters and owned GLA of 1,260 thousand square meters. The company's net revenues also illustrated a healthy growth rate of 18.2%, reaching R$776.5 million, spurred primarily by advancements in real estate development and media operations. During this period, ALLOS expanded its media operations to six more airports, bringing the total to 12.
ALLOS's investment in real estate development continues to pay off, as evidenced by the recent launch of a major project at Shopping da Bahia, in collaboration with Moura Dubeux. This new venture will see the development of the Beach Class Bahia project, which will comprise 612 residential units and connect directly to the shopping center, thus enhancing customer experience.
Sales across ALLOS's malls during Q3 amounted to R$10.0 billion, representing a 3.8% increase, with SSS demonstrating a solid growth rate of 2.7%. The Convenience, Services, and Leisure sectors particularly stood out, with SSS rates hitting 10.3%, while the Food segment also performed admirably with a 7.3% growth.
The company reported an EBITDA of R$580.1 million for the quarter, reflecting a margin of 74.7%, which marks an increase of 164 basis points compared to the previous quarters. This remarkable margin is attributed in part to a 5.7% reduction in selling, general, and administrative (SGA) expenses, which have been down 8.2% year-to-date.
In light of their strong performance, ALLOS S.A. has set guidance for monthly dividends and/or interest on equity (IOE) between R$0.28 and R$0.30 per share, to be distributed throughout 2027. This declaration underscores the company's commitment to returning value to its shareholders while maintaining a leverage ratio around 2.0x (net debt to EBITDA).
ALLOS S.A.'s ability to innovate and adapt in the ever-evolving landscape of the shopping and entertainment sector positions it strongly for continued growth and profitability in the future. As the company capitalizes on opportunities within media and real estate, stakeholders can look forward to sustaining this momentum well into 2027 and beyond.
