Lincoln Avenue Communities Breaks Ground on New Senior Housing in Dallas
In a significant step towards tackling the affordability crisis affecting senior citizens, Lincoln Avenue Communities (LAC) has officially broken ground on Tabor Village in Dallas. This new development is a mixed-income community designed specifically for seniors and will feature 229 units. The project occupies a 19-acre lot that was previously owned by the Mount Tabor Baptist Church, a site that is now being transformed to better serve local seniors.
The groundbreaking ceremony, attended by local leaders, community officials, and financial partners, marked what many believe to be a critical initiative in addressing the housing needs of Dallas's elderly population. Blake Hopkins, Vice President and Regional Project Partner at LAC, emphasized this moment as pivotal: "Today marks a major step towards addressing the growing affordability crisis for seniors in Dallas. We’re proud to break ground on Tabor Village to create a space where seniors can find stable, attainable housing in the community they have called home for generations."
Tabor Village is designed to offer a blend of one- and two-bedroom apartments. Notably, 15% of these units will be reserved for residents earning up to 50% of the Area Median Income (AMI), while 75% will cater to those earning up to 60% of AMI. The remaining 10% of the apartments will be leased at market rates, ensuring a mix that accommodates a variety of income levels.
The community will also feature a range of amenities to enhance the quality of life for its residents. Planned facilities include walking trails, a swimming pool, a dog park, and a fitness center, providing seniors with both recreational and social opportunities.
Branden D. Walker, Senior Pastor at Mount Tabor Baptist Church, shared insights highlighting the urgent need for such developments: "Right here in Dallas, there are well over 42,000 elderly people who live alone, and over 31,000 of them live at or below the poverty line. That’s why an initiative like Tabor Village matters because how we treat people as they get older says a lot about who we are as a community."
The development of Tabor Village stems from a collaboration with both the City of Dallas Housing Finance Corporation and Onyx Legacy Group, with financing facilitated by Citibank, NA, and WNC Associates. Leslie Roering, Vice President of Regional Development at LAC, articulated the mission behind the project: “This project reflects our approach of pairing affordability with quality of life. Seniors here will have amenities and housing options that fit a range of income levels, all within one community.”
