Provident Industrial Expands Operations with New Distribution Center Near Tucson Airport



Provident Industrial, a division of the real estate development firm based in Dallas, has officially embarked on a significant project in Tucson, Arizona. The company has recently acquired a 10-acre parcel of land, where it plans to construct the Valencia Airport Center, a state-of-the-art Class A distribution facility. This facility will span approximately 163,000 square feet and will be the only institutional-quality distribution center available in the local market.

Located at the intersection of Palo Verde Road and Valencia Road, this prime site ensures direct access to Mexico via Interstate 19 and major logistics corridors through Interstate 10. This strategic position is expected to attract businesses seeking efficient connections to Western U.S. markets and beyond.

The Valencia Airport Center marks Provident's third project in the state and its inaugural venture in Tucson. This expansion aligns with the company's broader strategy of entering regions poised for growth and driven by solid industrial fundamentals. Tucson's industrial landscape continues to flourish, supported by various key economic drivers such as a population exceeding one million, a premier university enrolling over 50,000 students, and a diverse job market encompassing sectors like manufacturing, defense, and technology.

The city has demonstrated remarkable economic resilience, boasting the fourth-fastest income growth among comparable metropolitan statistical areas (MSAs) from 2019 to 2024, with a noteworthy increase of 31.7%. As construction on the Valencia Airport Center begins, with an investment exceeding $25 million, it is projected to open its doors for occupancy in the second quarter of 2027. This development will introduce vital Class A space to one of Tucson's most active industrial markets.

Chris Martin, the Market Officer for this project, and Steven Nemer, the Market Leader, are leading the initiative. Nemer expressed the personal significance of the project, noting “Valencia Airport Center is an especially meaningful project because of the relationships that helped bring it together. Tucson was my home for years, and it is exciting to deliver a best-in-class facility for employers in the community while helping complete one of the best remaining undeveloped sites along the heavily traveled Valencia Road corridor.” Murphy added that successful completion of this project was made possible through collaboration with sellers who entrusted their land to Provident, as well as support from economic development representatives, capital partners, and the dedicated design and construction teams.
