The CRE Group, led by President and COO Tadasu Kameyama, has partnered with Fukuoka Real Estate, under the leadership of Ichiro Enomoto, to develop a significant logistics facility, LogiSquare Tosu II, located in Tosu City, Saga Prefecture. The groundbreaking ceremony was celebrated on September 29, 2025, with construction officially starting on October 1, 2025. The facility is slated for completion by the end of September 2026.
Strategic Location Enhancing Connectivity
LogiSquare Tosu II is situated within the Tosu Industrial Zone, an area surrounded by warehouses and factories that operate round-the-clock. The facility boasts exceptional transport accessibility, lying approximately 2 kilometers from the Ogi-Tosu South Smart Interchange of the Kyushu Expressway and 5 kilometers from the Tosu Interchange of the Nagasaki Expressway. Its proximity to the Tosu Junction, a critical point for the Kyushu, Nagasaki, and Oita expressways, positions it as a strategic logistics hub serving the entire Kyushu region.
Additionally, the facility is a mere 2 kilometers from the JR Kagoshima Main Line's Tosu Freight Terminal Station, facilitating efficient rail freight transport solutions and promoting sustainable logistics operations. Moreover, its accessibility to JR Tosu Station, just a 9-minute walk away, enhances the commuting convenience for employees, making it a prime location for attracting talent.
Facility Overview and Design Features
LogiSquare Tosu II is designed as a two-story building with a total floor area of 36,575.50 square meters (approximately 11,064.08 tsubo). The master plan incorporates truck bays on both the east and west sides, allowing simultaneous access for up to 40 large trucks. The vehicle flow within the facility is designed to be one-way, optimizing operational efficiency for loading and unloading.
To accommodate truck drivers, the facility will also feature 8 truck waiting spaces, while providing 124 parking spaces for passenger vehicles to enhance commuting convenience.
In terms of warehouse specifications, the exterior will be clad with metal insulated sandwich panels, with a load capacity of 1.5 tons per square meter and a minimum ceiling height of over 6.0 meters. The facility will ensure an average brightness level of 300 lux, supported by four freight elevators with a capacity of 4.1 tons each and four vertical conveyers. Tenants will benefit from flexible leasing options, starting from a minimum size of approximately 2,430 tsubo, with the ability to divide spaces into four sections.
Future-proofing measures include the possibility of adding vertical conveyors, dock levelers, and sorter installations that can span multiple levels. Structural considerations have been made for future air conditioning systems, ensuring efficient utility routes and additional office space can be developed as tenant needs evolve.
Environmental Sustainability Initiatives
LogiSquare Tosu II emphasizes sustainability through its design, incorporating LED lighting throughout, motion sensors, and water-efficient fixtures. The facility is anticipated to achieve BELS and CASBEE certification for sustainable construction. Furthermore, plans are underway to install a solar power generation system, with provisions for solar panels on the roof, reinforcing the project’s commitment to environmental stewardship.
