Potomac Shores Community Celebrates Major Project Achievements with New Retail Ventures
Major Developments at Potomac Shores Community: A Bright Future Ahead
Biddle Real Estate Ventures, the master developer of Potomac Shores, a mixed-use community positioned in Prince William County, has reached significant project milestones that promise to enhance the living experience for its residents. The community recently celebrated the completion of several vital components, chief among them the Station House retail space and Central Park, both integral to the burgeoning Town Center District. Notably, the construction of the Potomac Shores Parkway extension has also commenced, paving the way for improved access and convenience.
The announcement comes as home sales in Potomac Shores have exceeded 2,500, highlighting a growing demand for diverse retail, dining, and service options within the community. Peter Chavkin, Managing Member of Biddle Real Estate Ventures, enthusiastically remarked on the achievements: “We are thrilled to see our project milestones translate into tangible benefits for Potomac Shores residents and the wider Prince William community, particularly through expanded retail options.”
One of the most exciting future developments is the introduction of a new regional supermarket. This 49,000 square-foot store will be strategically located at the Route 1 and Route 234 intersection, the primary entry point to Potomac Shores. This fresh enhancement is poised to serve residents of Potomac Shores and the larger community alike, promising a diverse array of products.
The supermarket contract, facilitated by KLNB Commercial Real Estate, is currently pending zoning approvals and site upgrades before making a final announcement. The construction of the supermarket will complement the Potomac Shores Parkway, linking the shopping experience to the community directly.
Beyond retail spaces, the Station House itself is a significant addition to the Town Center, designed to accommodate multiple retail tenants, including a flagship restaurant. The structure spans 20,000 square feet, offering over 15,000 square feet of retail space spread across two levels. The outdoor dining areas on the upper level will provide stunning views of the Potomac River.
In conjunction with these developments, final approvals have been granted for the design of the VRE (Virginia Railway Express) station, with construction of the platform anticipated to begin in 2026. The current plans include transferring land from CSX to the Virginia Passenger Rail Authority (VPRA), which remains a critical step in this project.
The Town Center is also set to welcome the Kiddie Academy educational childcare center, with construction expected to break ground in 2026. This facility will further enrich the community's offerings, catering to the needs of families.
In a recent milestone, the Prince William County Public Schools also broke ground for the Potomac Shores Elementary School, which will accommodate approximately 1,050 students, with a completion date targeted for the 2027-2028 school year.
These developments symbolize a thriving future for Potomac Shores. The community, which spans over 1,900 acres and includes nearly two miles of shoreline, is designed with sustainability in mind, featuring preserved hardwood forests and landscapes that reflect Virginia’s Tidewater architecture.
The mixed-use vision continues to evolve, with plans for new facilities that include two public schools, multiple sports fields, and extensive walking trails, promising a well-rounded environment for residents. Potomac Shores has also embraced community resources such as the Shores Club, a comprehensive fitness and recreational complex that spans 13,000 square feet.
As the Potomac Shores community continues to grow, it remains open to inquiries regarding retail opportunities in the area, inviting interested parties to reach out to Dallon Cheney of KLNB.
