CRE Group's Ambitious Project: LogiSquare Asaka A
CRE Group, a leading player in the logistics real estate sector, has officially kicked off the construction of its latest project, the LogiSquare Asaka A, located in Asaka City, Saitama Prefecture. On September 25, 2025, a groundbreaking ceremony was held with stakeholders in attendance, marking the start of a project anticipated to redefine logistics operations in the region. Expected to be completed by the end of May 2027, this state-of-the-art facility illustrates a significant developmental investment in the logistics infrastructure of Saitama Prefecture.
Location Advantage
The new facility will be situated in the Asaka-Wako area, known for its superb connectivity to central Tokyo and its strategic location for logistics operations. The site is conveniently located near the Wako Kita Interchange on the Tokyo Gaikan Expressway, providing seamless access to major highways across the Kanto region. This connection is essential for creating a robust logistics network covering the entirety of the Kanto area, addressing the increasing demands for logistics services. Additionally, the nearby Route 254, a crucial arterial road, is set to be extended to connect with Route 463 in Fujimi City, further enhancing the logistics infrastructure.
Asaka City, home to approximately 146,000 residents and 72,000 households, has been experiencing a steady population increase, largely influenced by the development of mixed-use townships nearby. The LogiSquare Asaka is strategically positioned to leverage this growing local workforce, ensuring ample labor availability for its future tenants.
Facility Specifications
LogiSquare Asaka A is designed as a four-story, multi-tenant logistics facility with a total floor area of approximately 104,589 square meters. The architectural plan includes direct vehicle access through ramps to the second and third floors, with truck bays spread across all floors to accommodate up to 12 tenants. To enhance safety and efficiency, a double ramp system will facilitate one-way vehicle circulation within the premises. With 108 truck parking spaces and additional waiting areas, the facility is designed for optimal loading operations.
To further support its diverse operational needs, the building will feature reinforced structure specifications, including metal insulated sandwich panels for the exterior. The first floor will support a floor load of 2 tons per square meter, suitable for refrigerated storage, while the upper floors will be rated for 1.5 tons per square meter. The facility will have ample ceiling heights of over 6 meters and will ensure bright working conditions with an average illuminance of 300 lux.
Elevator systems include dedicated freight elevators and vertical conveyors, designed to handle heavy loads and multiple stops across all floors, allowing for seamless operations and future scalability.
Employee Amenities
Recognizing the importance of worker well-being, the fourth floor will host shared cafeteria spaces with employee shops. Additional shared amenities will include rest areas and recreational facilities for drivers, contributing to a comfortable working environment.
Environmental Considerations
CRE Group places a strong emphasis on sustainability within the LogiSquare Asaka A project. Plans are in place to incorporate LED lighting throughout the facility, motion-sensor devices, and water-saving fixtures, aiming for compliant ratings such as BELS and CASBEE for energy efficiency. Furthermore, a solar power system is slated for installation, allowing for onsite energy consumption generated through photovoltaic panels on the building's roof.
