Civitas Capital Group Funds $386 Million Development in Orlando

In an exciting development for Orlando's hospitality landscape, Civitas Capital Group has announced the provision of a substantial $386 million senior construction loan for the InterContinental Orlando project. This ambitious venture is being spearheaded by Flag Luxury Group and Unicorp National Developments. Located strategically at 8001 International Drive, the hotel will feature 700 luxurious guest rooms and aims to cater to the increasing demand from Orlando's burgeoning tourism market.

Orlando is known for its vibrant tourism sector, attracting millions of visitors annually, and the launch of this luxury hotel is anticipated to significantly boost the area's hospitality offerings. The InterContinental Orlando, which is set to be situated just minutes away from major attractions like Walt Disney World and Universal Orlando, aims to redefine luxury accommodation in the region.

Project Overview

The $386 million loan will facilitate the development of a property that includes multiple dining venues, approximately 105,000 square feet dedicated to meetings and functions, and a six-level parking structure capable of accommodating around 730 vehicles. Additional amenities will include a conservatory, a spa, a well-equipped fitness center, and a club lounge, ensuring a well-rounded experience for guests. The hotel's design reflects a commitment to modern luxury, marrying high-end amenities with cultural immersion.

Austin Khan, Managing Director and Head of Investments for Civitas, expressed enthusiasm about the project, citing the strong market fundamentals and the experienced team behind the initiative. According to Khan, "This transaction checked many of the boxes for our program, including experienced and well-capitalized sponsorship, outstanding market fundamentals, and the need for a creative structuring solution."

Chuck Whittall, who leads Unicorp, noted that this construction loan marks the beginning of a multi-billion-dollar masterplan aimed at elevating the hospitality offerings in Central Florida. He stated, "This loan allows us to break ground on the first phase and will create jobs while anchoring group business for the convention center."

Luxury and Innovation

The InterContinental Orlando will set a new benchmark in luxury hospitality. With rooms averaging 471 square feet, the property will offer varied accommodations including junior suites, standard suites, and VIP options. In addition to the luxurious guest rooms, the hotel will house a business center and feature the brand's signature Club InterContinental lounge, enriching the guest experience.

Paul Kanavos, Chairman and CEO of Flag Luxury Group, emphasized the project's significance within the hospitality sector, stating, "Closing this financing marks the moment the InterContinental Orlando moves from vision to construction. This resort will be a flagship for Intercontinental hotels and set a new standard for luxury on International Drive."

Site work is already underway, with vertical construction projected to kick off in early 2027, and the hotel is expected to be completed by the third quarter of 2029. FINFROCK, a reputable Florida-based design-build firm, will oversee the construction, bolstered by their experience in delivering major hospitality projects.

Representatives from JLL Hotels & Hospitality Group also played a pivotal role in the transaction, serving as advisors to both Flag and Unicorp.
