Mitsui Bussan Urban Development Begins New Project

Mitsui Bussan Urban Development, headquartered in Minato, Tokyo, announced the commencement of construction for the 'Hiratsuka City Higashi Yahata 4-Chome Logistics Center Plan' in collaboration with Tokyo Tatemono. This significant project officially started in October 2025 and is expected to be completed in March 2027.

Key Details of the Project

The location in Hiratsuka City, Kanagawa Prefecture, has been identified as a crucial gateway, facilitating high-frequency deliveries across the entire Kanagawa area and connecting the Chubu and Kinki regions with the Tokyo metropolitan area. Strategically situated, the site is about 3.3km from the Samukawa South Interchange and roughly 8.7km from the Atsugi South Interchange, providing excellent access to major highways, including National Routes 1 and 129.

• - Location: 1249-1 Higashi Yahata 4-Chome, Hiratsuka City, Kanagawa Prefecture
• - Use Zone: Exclusively industrial area, with some industrial zoning
• - Access: 3.3 km from Ken-O Expressway 'Samukawa South' IC, and 7.5 km from Shin-Tomei Expressway 'Atsugi South' IC
• - Start of Construction: October 2025
• - Completion: March 2027 (scheduled)
• - Site Area: 16,112 m² (approximately 4,874 tsubo)
• - Total Floor Area: 29,204 m² (approximately 8,834 tsubo)
• - Structure: Steel frame, 4 stories above ground

This project is developed as a joint venture with Tokyo Tatemono, known for its 'T-LOGI' logistics facility brand. • - Ceiling Height: 5.5m under beams
• - Floor Load Capacity: 1.5t/m² (warehouse section)
• - Loading Docks: 24 slots
• - Truck Waiting Area: Capacity for 10 trucks
• - Passenger Elevators: 2 units
• - General Parking Spaces: 62 car spaces
• - Freight Elevators: 4 units (capacity: 3.5t, W=3m, D=4m, H=3.15m)
• - Vertical Conveyors: 4 units (capacity: 1.5t, suitable for cargo carts)
