Grand Opening of Little Patuxent Senior Apartments Marks New Era for Affordable Housing in Gambrills

Celebrating New Beginnings at Little Patuxent Senior Apartments

The ribbon-cutting ceremony for the Little Patuxent Senior Apartments is set to take place on June 11, 2025, at 11:30 AM in Gambrills, Maryland. This event will mark the official grand opening of a new 78-unit affordable housing community aimed at seniors aged 62 and older. Spearheaded by Green Street Housing in collaboration with HRH Holdings and Good Works, this initiative showcases a significant milestone in the commitment to providing affordable housing in Anne Arundel County.

A Welcoming Community for Seniors

Located at 1074 Crain Highway, the Little Patuxent Senior Apartments will offer one- and two-bedroom apartments, catering to individuals and couples earning between 30-60 percent of the area median income. The four-story building is designed not only for comfort but also for inclusivity, ensuring that residents have access to amenities that enhance their quality of life.

The apartments are strategically located close to essential services, shopping, and dining, allowing residents to maintain an independent lifestyle without the need for constant transportation. The community features several amenities designed to promote an active and engaging lifestyle, including:
  • - A fitness center
  • - A community room
  • - A library
  • - A business center
  • - A walking trail equipped with fitness stations
  • - A bocce court
  • - Outdoor picnic areas

In addition, a Slim Chickens restaurant located on-site will provide lunch catering for the event and future community gatherings.

Strong Partnerships Make It Possible

The funding for this ambitious development is a commendable demonstration of effective public-private collaboration. It was made possible through Low-Income Housing Tax Credits provided by The Richman Group, alongside bonds and Rental Housing Works funds from the Maryland Department of Housing and Community Development, as well as a HOME loan from Arundel Community Development Services.

Tom Ayd, CEO of Green Street Housing, emphasized the importance of such partnerships in transforming the housing landscape in Maryland. He stated, “Little Patuxent Senior Apartments is the latest example of what Green Street Housing can achieve through strong public-private partnerships—delivering 78 new affordable homes for seniors and building on our record of expanding housing opportunities across Maryland.”

Efficient Development Process

The journey from concept to completion took five years, with four years dedicated to securing financing and entitlements, followed by one year of construction. Tim Hoerner IV, Principal of HRH Holdings, expressed hopes that policymakers will recognize the efficiency of development teams in delivering affordable housing when the approval process is streamlined.

Hoerner mentioned, “My hope is that policymakers recognize how efficiently teams like ours can deliver when the path is clear and take steps to expand funding and reduce entitlement friction so we can bring more affordable homes to Maryland faster.”

Open for Leasing

The Little Patuxent Senior Apartments are now open for leasing, and potential residents can visit www.littlepatuxentsenior.com to explore floor plans, view photos, and even take a virtual tour of the community. Interested individuals can also set up private visits by calling (240) 868-6645. The community is managed by TM Management, known for providing responsive service and engaging resident programs.

Each apartment is designed with energy efficiency in mind, featuring ENERGY STAR® appliances and in-home washers and dryers. Additionally, an on-site bus stop enhances accessibility, connecting residents to nearby medical centers and shopping facilities.

Invitation to the Community

The grand opening event is open to the public, welcoming seniors, their families, media representatives, elected officials, and community stakeholders to celebrate this significant development. Attendees will have the opportunity to take guided tours of the apartments and amenities and enjoy a catered lunch from Slim Chickens. Parking will be available on-site for visitors.

Conclusion

The Little Patuxent Senior Apartments stand as a beacon of progress in affordable housing, bringing essential living options to local seniors. As the community opens its doors, it is poised to foster connection, engagement, and a renewed sense of belonging for its residents. This initiative is expected to inspire further developments across the region, championing the cause of affordable housing for all.
