Lincoln Avenue Communities Launches New Affordable Housing Initiative in Oklahoma City

On November 14, 2025, Lincoln Avenue Communities (LAC) took a significant step towards improving affordable housing accessibility by breaking ground on The Reserve at Chisholm Creek, located in Oklahoma City. This development will consist of 267 units designed to cater to low and moderate-income families, representing LAC's inaugural project in Oklahoma. The initiative aims to provide high-quality, affordable living options in one of the fastest-growing neighborhoods within the city.

David Garcia, LAC's Vice President and Project Partner, expressed the organization's enthusiasm for this project, stating, "LAC is proud to bring high-quality housing to Oklahoma City, which will create long-term access to affordable housing in one of the city's most dynamic and growing areas." The Reserve at Chisholm Creek underscores LAC's commitment to fostering inclusive and sustainable communities, an objective made possible through substantial collaboration with public and private partners.

The housing community will offer a range of apartment sizes, including one-, two-, three-, and four-bedroom configurations. Designed to enhance residents' quality of life, the development features numerous amenities, such as a swimming pool, children's playground, dog park, fitness center, and a clubroom that encourages community gatherings. Each unit will come equipped with modern conveniences like stainless steel appliances, in-unit washers and dryers, and abundant storage options.

Furthermore, The Reserve is committed to sustainability, incorporating a rooftop solar installation to offset the electricity consumed in common areas. This reflects LAC's dedication to reducing environmental impact while providing essential housing solutions.

Admissions for these apartments will prioritize individuals and families earning up to 60% of the Area Median Income (AMI). Financial backing for this ambitious project came in part from the issuance of Low-Income Housing Tax Credits (LIHTC), which included non-competitive 4% credits, tax-exempt bonds, and additional Oklahoma state-specific funding through the Oklahoma Housing Finance Agency (OHFA). Financial partnerships facilitated through Chase Bank for construction, Barings for a permanent loan, and US Bank—who purchased both federal and state LIHTCs—were instrumental in making this project a reality.

The project will comply with Section 42 of the Internal Revenue Code, ensuring that affordable housing remains accessible according to the Oklahoma Qualified Allocation Plan (QAP).
