Exploring the Real Estate Industry's Response to LGBTQ+ Needs: A Comprehensive Survey Event

Understanding LGBTQ+ Housing Challenges in Japan



In recent years, the need for inclusivity within the housing market has gained significant attention, particularly concerning the LGBTQ+ community. According to a 2022 survey conducted by IRIS, which targeted individuals aged 16 to 64 who identify as part of the LGBTQ+ demographic, almost half (49.3%) acknowledged facing hurdles when attempting to rent or purchase housing. Despite this acknowledgment, efforts on the part of real estate agencies to address these issues have largely been voluntary, leading to a lack of systemic solutions across the industry.

Recognizing these discrepancies, the Japan Housing Future Council (一般社団法人住宅みらい会議), established in collaboration with IRIS and Akaluku, has committed to better understanding and addressing the housing needs of LGBTQ+ individuals. The organization is dedicated to fostering an environment where everyone involved in the real estate sector can find secure and accommodating housing options.

Gathering Insights Through Surveys and Events



To illuminate the situation further, the Housing Future Council initiated a nationwide survey targeting real estate businesses in Japan, including both corporate and individual entities, to collect data on their practices regarding LGBTQ+ individuals. The survey was conducted from May 16-20, 2025, with a sample size of 665 responses collected from various players in the industry.

The objectives of the survey were threefold:
1. Identify the industry’s current responses to LGBTQ+ housing issues to bring awareness to potential reputation risks, while also discovering new opportunities for better practices.
2. Document the level of inclusivity in agencies' rental assessments, contracts, and management tasks, to visualize standard practices alongside the challenges.
3. Pinpoint barriers hindering progress, thus enabling the formulation of enhanced strategies moving forward.

Key Findings from the Survey



Among the notable results published, when asked about internal policies that support a diverse workforce, only 27.7% of respondents believed sufficient measures were in place, while a concerning 28.5% felt the opposite. Additionally, regarding workplace environments rated as favorable for LGBTQ+ employees, 56.5% reported feeling comfortable, but a significant 11% expressed discomfort. Interestingly, there appears to be a correlation between the existence of diversity initiatives and employee satisfaction levels, particularly among LGBTQ+ individuals.

Furthermore, regarding customer inquiries from LGBTQ+ individuals, 72.2% reported no such experiences, highlighting a substantial gap in awareness and contact between real estate providers and the LGBTQ+ community. The survey results also indicated that just 30.2% of respondents confirmed their properties were open to same-sex couples, while 41.4% were unsure how to handle gender and name changes upon request.

Upcoming Event: Engaging Discussions on Results



To share these findings and promote dialogue, the Housing Future Council will host its inaugural event titled “Exploring the Housing Market for LGBTQ+: Current Insights and Future Directions,” on July 24, 2025. This free event will serve as a platform for participants to engage in discussions about the survey outcomes, covering topics such as the current housing landscape for LGBTQ+ individuals, organizational approaches to inclusivity, and the ways to mitigate risks associated with providing inclusive housing solutions.

The event will be held at the GLOBIS Graduate School of Management’s Tokyo campus and will feature guest speakers, including industry leaders focusing on diversity and inclusion. Participants will have the opportunity to learn from panel discussions, share insights during an open networking segment, and establish connections with others in the real estate field.
