Braemar Hotels & Resorts Concludes Sale of Four Seasons Scottsdale, Marking a Strategic Move in Their Growth Plan

Braemar Hotels & Resorts Finalizes Sale of Four Seasons Resort Scottsdale

DALLAS, November 3, 2026 — Braemar Hotels & Resorts Inc. (NYSE: BHR) has successfully completed the sale of the Four Seasons Resort Scottsdale for a total consideration of $372 million, which equates to approximately $1.8 million per room. This sale is a significant development for the company, showcasing its ability to execute strategic real estate transactions effectively.

The sale price includes adjustments typical in such transactions and adds to the company’s financial strengths ahead of its transition to a self-managed Real Estate Investment Trust (REIT). With projected capital expenditures of around $23 million post-sale, the overall sale reflects a capitalization rate of 5.8% on net operating income, alongside a 15.0x Hotel EBITDA multiple for the trailing twelve months concluding in September 2026.

Richard J. Stockton, the President and CEO of Braemar, expressed satisfaction regarding the investment in the Four Seasons Scottsdale, stating that the acquisition made in 2022 has proven beneficial. He emphasized how the transaction underscores both the investment team’s capacity to identify and assess valuable opportunities and the asset management team’s success in implementing growth strategies.

This successful closure not only marks a profitable exit for Braemar but also reflects a significant unleveraged return of about 15% — notably higher than the minimum target of 10%. The proceeds from the sale, along with available liquidity, are aimed at settling outstanding fees owed to the company’s external advisory team as per the separation agreement.

Braemar anticipates completing its transition to a self-managed REIT by mid-November 2026 and plans to keep shareholders informed as they work through the final steps of this transition. The company reiterated its focus on enhancing and broadening its high-growth luxury hotel and resort portfolio across the United States and Caribbean territories.

This move comes at a pivotal time for the hospitality sector, as industry dynamics shift and opportunities become more prominent, thus reinforcing Braemar's competitive positioning in the luxury segment. The Four Seasons property is renowned as a destination resort offering luxury accommodations and exceptional guest experiences.

Looking Ahead

With the strategic divestiture of the Four Seasons Scottsdale, Braemar Hotels & Resorts aims to realign its focus on developing its portfolio further and bolstering its presence within the luxury market space. The upcoming weeks are critical as the company prepares for a significant transition that positions it better for future investments and operational efficiency. A report on the upcoming strategic vision and expected growth trajectories will be provided to stakeholders following the transition process completion.

The real estate investment strategy employed by Braemar is indicative of a broader industry trend — one where hotel and resort properties are increasingly being re-evaluated through a lens of profitability and operational effectiveness. With consumer preferences evolving and markets continually adapting, Braemar's tactics in property management and investment are likely to play a crucial role as they explore new growth avenues in the luxury hospitality domain.
