In a recent study conducted by Able Research Institute, a subsidiary of Able Corporation based in Tokyo, a survey involving 171 rental professionals shed light on the factors influencing home selection from an insider's perspective. This research not only highlights the characteristics of cost-effective properties but also reveals what seasoned professionals deem important when searching for a home.

1. Characteristics of Cost-Effective Properties
When asked about the most significant traits of value-for-money properties, respondents identified two main categories: those located at the neighboring stations of popular transit lines and older properties that have been renovated by reputable construction companies.
The proximity to popular stations, even if it means residing at a less convenient stop, is valued because of the substantial difference in rent. Furthermore, renovated older buildings tend to offer enhanced features, such as soundproofing, thermal insulation, and earthquake resistance, at a more reasonable rent price.

2. Search Criteria to Exclude
Interestingly, the rental professionals are inclined to dismiss certain search parameters. Approximately 29.8% indicated that year of construction should not be a deciding factor, while 28.1% felt the same about the area size. This indicates their understanding that a property’s condition is not determined solely by its age or size, but also by its maintenance, layout, and overall state.

3. Emphasis on Shared Spaces
Notably, when evaluating properties during viewings, the professionals emphasized communal areas over individual units. A significant 41.5% prioritized shared facilities, far surpassing other considerations. This suggests that the maintenance of shared spaces and how current tenants utilize them are critical indicators of the overall living experience in the building.
