Introduction
The real estate market has seen significant changes in consumer behavior in recent years, particularly regarding how prospective tenants and buyers evaluate property listings. A recent survey conducted by ieLove Group, a company specializing in digital transformation (DX) services for the real estate sector, provided valuable insights into what aspects of property ads are most important to users. This survey included responses from 186 real estate companies and 1,325 end-users, totaling 1,511 valid responses.
Survey Overview
The key findings of the survey highlighted the importance of price and rent in property listings, along with the necessity for improved transparency and reliability in advertisements. Here’s a closer look at the survey results.
Key Insights from the Survey
1.
Emphasis on Rent and Price: When asked about the most crucial information in property ads, 63.4% of real estate companies cited rent and price as top priorities. Similarly, for end-users, 71.1% identified rent and price as the most significant factors when reviewing property ads. This suggests a strong alignment between what real estate companies prioritize and what potential renters or buyers seek.
2.
Trust through Reviews: When inquiring about the influence of reviews and testimonials on property listings, approximately 79.4% of respondents acknowledged that reviews significantly enhanced the trustworthiness of property information. This indicates that transparency and shared experiences can positively impact users’ decisions.
3.
Self-created Advertisements: A significant 82.3% of real estate companies reported creating their property ads in-house. Although most companies experienced increased inquiries after enhancing their advertisements, 32.3% observed little to no change. This reflects an ongoing challenge for real estate companies to effectively connect their marketing efforts to tangible results.
4.
Preferred Viewing Platforms: The survey revealed that 81.9% of responses indicated a preference for viewing property ads on smartphones and PCs. Many end-users expressed strong interest in seeing more dynamic content, such as video tours or virtual reality experiences in property listings.
Importance of Detailed Listings
The consistency between what users focus on (price and rent) and the companies’ offerings indicates a critical area for improvement in real estate advertising. The research showed that many end-users experienced discrepancies between the advertised details and the actual properties, with 65.7% admitting they've observed significant differences at some point.
Companies must focus on aligning their advertising with actual property conditions to retain trust and improve user satisfaction.
Future Directions
Looking towards the future, real estate firms identified wants for integrating video and VR technologies into their listings, with 39.2% highlighting this as their preferred addition. This aligns with the recognition that potential tenants and buyers are more likely to consider a property seriously if they can access comprehensive and engaging online content before an in-person visit.
By enhancing their digital presence and adopting detailed presentations, real estate companies can significantly increase their appeal to potential clients.
Final Thoughts
Kenichi Niwayama, Executive Director at ieLove Group, noted the survey's revelation of areas where real estate companies can enhance their advertising strategies. He emphasized that more detailed and transparent property information is essential for building user trust. The growth of the digital landscape offers opportunities for companies to leverage innovative tools in their advertising strategies while maintaining accurate and reliable information for consumers.
As the real estate industry adapts to evolving consumer needs, it’s clear that a consistent focus on affordability, transparency, and engaging content will be the cornerstone of successful property advertising.
