The Ellinikon Project: A Major Urban Regeneration Success in Europe
The Ellinikon project in Athens stands as Europe's most ambitious urban regeneration initiative, marking a transformative phase in the region's landscape. With the construction activities accelerating across more than 40 active sites, the project employs around 3,000 workers and 18 renowned contractors, showcasing LAMDA Development's commitment to realizing this visionary master plan along the Athenian Riviera.
Key Developments in Ellinikon
In late August 2025, LAMDA Development finalized a deal with ION Group for a groundbreaking partnership aimed at establishing a global research and innovation campus. This initiative will house approximately 2,000 professionals from 44 countries and will span a maximum developed area of around 250,000 square meters. The project includes substantial office and collaboration spaces, a 1,000-seat auditorium for international events, and extensive housing facilities for ION Group's staff. This collaboration not only marks the emergence of The Ellinikon Business District but also solidifies the area as a new European center for artificial intelligence (AI) and digitalization.
Additionally, the University of Nicosia's decision to open its first campus in Greece adds an educational dimension to Ellinikon. The UNIC Athens campus, integrated within the development, is planned to encompass 75,000 square meters designated for teaching, research, and student housing, emphasizing AI, robotics, and wellness technologies. The campus is expected to be completed in phases between 2028 and 2031.
Residential and Commercial Progress
Meanwhile, residential projects within Ellinikon are witnessing incredible momentum. The Riviera Tower, Greece's first skyscraper, has now reached 30 floors, signaling the halfway mark towards its final height of 200 meters. Upon completion, this 50-story tower will offer 173 living spaces, making it the tallest residential skyscraper in the Mediterranean.
In addition to the Riviera Tower, the launch of Skyline Havens marks the tenth residential offering at The Ellinikon, introducing 150 upscale residences with panoramic views of the Aegean Sea and Athens skyline. With a gross leasable area of 100,000 square meters, this innovative retail complex will blend indoor and outdoor experiences, accommodating shopping, leisure, and relaxation amidst natural beauty.
Future Facilities and Signature Landscapes
Plans are also underway for the Ellinikon Fitness Park, a state-of-the-art sports facility which will cater to all age groups and skills. Expected to open to the public by mid-2026, it will include multiple sports fields, an athletics track, and wellness infrastructures built to international standards.
A unique ecological feature is also taking shape: a 14,600 square meter lake in the heart of Ellinikon Park, set to transform a former Olympic canoe-kayak site into a vibrant green sanctuary. Surrounded by walking paths and bridges, the lake will be integrated into the landscape, supporting local biodiversity through the planting of over 11,000 trees and shrubs.
