Brennan Investment Group Enhances Industrial Outdoor Storage with Two Key Texas Acquisitions

Brennan Expands Industrial Outdoor Storage Portfolio in Texas

Brennan Investment Group, a prominent private real estate investment firm based in Chicago, has made significant strides in enhancing its industrial outdoor storage (IOS) portfolio with the acquisition of two key properties located in Austin, Texas. This move not only represents Brennan's commitment to expanding its operational footprint but also highlights the growing demand for industrial outdoor storage in one of the nation’s most rapidly developing markets.

Overview of the Acquisitions

On August 10, 2026, Brennan announced the successful acquisition of two IOS properties totaling 22,700 square feet over 8.04 acres located at 16445 N. I-35 and 13419 Immanuel Road. Situated in a highly constrained supply market, these properties are perfectly poised to cater to various industrial users, including contractors, equipment distributors, and construction suppliers who greatly rely on secured yard space for their operations.

Key Features of the Properties

The first site at 16445 N. I-35 consists of a 13,700-square-foot Class A industrial building established on 3.40 acres. Built in 2017, this facility has impressive features including 24-foot clear heights, nine oversized grade-level overhead doors, two five-ton cranes, a wash bay, and direct access to Interstate 35, which significantly enhances its logistic capabilities. Additionally, this acquisition includes a sale-leaseback, ensuring a continuous cash flow stream.

The second site located at 13419 Immanuel Road features a 9,000-square-foot industrial building on 4.64 acres. Similar to the first property, this building also boasts 24-foot clear heights and provides multiple access points ideal for various outside storage uses. Brennan plans to actively promote this property to minimize downtime during the remaining lease term while capitalizing on the sustained demand for infill IOS spaces in Austin.

Insights from Brennan Leadership

William Saied, the Acquisitions/Asset Manager for the Austin San Antonio region, underscored the potential of the IOS sector in high-growth markets like Austin. He stated, "Industrial outdoor storage continues to be one of the most compelling industrial sectors because of the limited availability of well-located sites. These acquisitions provide excellent highway access and are well-positioned to benefit from the continued economic and industrial growth in the Austin area.”

Troy MacMane, Managing Principal of Brennan, echoed this sentiment by affirming their strong belief in the long-term fundamentals of Austin’s market. He emphasized, "IOS properties attract strong tenant demand due to their functionality and strategic locations. These newly acquired assets enhance our existing portfolio and fortify our presence in one of the fastest-growing industrial markets in the U.S."
