AtHome Partners with Yokohama City University for Research
AtHome Inc., a prominent real estate information service based in Ota City, Tokyo, has recently teamed up with the Condominium Management Association to back a critical research initiative led by Yokohama City University. This collaboration, which will commence in April 2025, focuses on analyzing the impacts of the Condominium Management Appropriate Evaluation System on real estate market pricing. The findings from this research aim to enhance transparency and ignite activity within the property market.
The support provided by AtHome includes access to the "AtHome Dataset," a comprehensive collection of property information publicly disclosed between April 2021 and March 2025. This dataset includes vital details like pricing, property specifications (such as area, layout, structure, and year built), and location-specific data (including addresses and nearest stations). Notably, the dataset ensures privacy by excluding personally identifiable information like room numbers.
Overview of the AtHome Dataset
The AtHome Dataset encompasses a wealth of real estate information, focused on the sale of condominiums within the Greater Tokyo Area, specifically in Tokyo, Kanagawa, Chiba, and Saitama. The dataset is available for the following duration:
- - Data Availability: April 1, 2021, to March 31, 2025
- - Regions Covered: Tokyo, Kanagawa, Chiba, Saitama
- - Property Type: Sale of condominiums
- - Included Information: Pricing, property overview (area, layout, structure, year built, etc.), location (address, nearest station, etc.), and various facilities.
The research initiative is driven by the need to address emerging trends in the real estate market, particularly the noticeable increase in demand for refurbished and renovated condominiums amid a shortage of new developments. One of the key challenges is the lack of accessible information for potential buyers, leading to asymmetries in information that hinder informed purchasing decisions.
Understanding the Condominium Management Appropriate Evaluation System
This evaluation system offers a structured framework to assess and publicly disclose the management conditions and operational status of condominium associations on a six-point scale, facilitating consumer awareness and decision-making. AtHome has been publishing evaluations within its property information site since November 2022 under the "Building Library" section, based on information received from the Condominium Management Association.
Supporting Research for Market Improvement
The collaboration's primary objective is to visualize how information from the Condominium Management Appropriate Evaluation System influences market pricing, in turn creating a more vibrant and accessible real estate landscape. By fostering a collaborative environment for knowledge sharing, AtHome, alongside Yokohama City University and the Condominium Management Association, aim to drive improvement in real estate transactions and enhance buyer confidence.
