Firestone Partners and Matterhorn Venture Partners Expand Their Industrial Portfolio in Marietta, GA
Expansion of Industrial Footprint in Atlanta
Firestone Partners, an Atlanta-based real estate investment firm, and Matterhorn Venture Partners, based in Chicago, have made significant strides in the industrial property sector with their recent acquisition of a multi-tenant industrial building in Marietta, Georgia. This latest investment underlines their commitment to growing their portfolio in the thriving Atlanta industrial market.
On September 30, 2026, the two firms announced the purchase of a 14,400-square-foot industrial facility located at 4710 Ecton Drive. The building comprises six suites and sits in the Woodstock/Canton submarket, a region experiencing supply constraints which makes this acquisition particularly strategic. This establishment represents their second major acquisition in the Atlanta area, following another investment in Conley, GA.
A Versatile Industrial Space
Built in 1986 on a 1.27-acre lot, the property features high ceilings of 16 feet and offers a drive-in door for each suite. Positioned conveniently near the I-75/I-575 corridor, the property's location is ideal for businesses seeking easy access to major transportation routes. The acquisition came at a fortuitous time when Firestone managed to secure tenant leases for the two vacant suites, achieving 100% occupancy at the time of closing.
Michael East, Co-Founder and Managing Partner of Firestone Partners, expressed enthusiasm about the acquisition, stating, _“4710 Ecton Drive is exactly the type of asset we target—a functional, well-located infill shallow-bay product in a segment of the Atlanta market where zero new supply is being built.”_ He emphasized the firm's expertise in acquiring and managing similar properties throughout the Southeast, viewing this acquisition as a well-timed opportunity.
Plans for Improvement and Value Addition
Firestone and MVP have outlined a substantial business plan for the property, including a targeted capital program designed to enhance the building’s appeal and longevity in the market. Plans are set to include renovations such as roof replacement, complete interior and exterior paint jobs, white-boxing of warehouse spaces, minor upgrades to office areas, and addressing any deferred maintenance issues. These upgrades are aimed at modernizing the facility and increasing its overall marketability.
Matt Kay, Principal and Co-Founder of Matterhorn Venture Partners, indicated that this second acquisition with Firestone reflects their blossoming partnership. He remarked, _“Firestone sourced this opportunity off-market and delivered it fully leased at closing, which is exactly the local execution we look for in a partner.”_ The push into small-bay industrial real estate aligns perfectly with MVP’s national strategy, and they anticipate continuing to build a robust portfolio in the Southeast region with Firestone's collaboration.
About the Firms
Firestone Partners leverages a rich history of institutional real estate underwriting and market understanding, with principals who have a combined experience of over 20 years. Their portfolio spans multiple states in the Southeast, focusing on acquiring underperforming industrial properties where targeted improvements can yield long-term value for both their firm and their tenants.
Matterhorn Venture Partners has made significant headway since its inception in 2024, completing 18 transactions across twelve states with a total capitalization exceeding $810 million. Their approach involves co-investing with both private and institutional partners to enhance the value of their real estate assets through strategic improvements and focused management.
As both firms continue to target new opportunities, the industry will watch closely to see how their initiatives play out in the competitive landscape of industrial real estate investment, particularly in an evolving market like Atlanta, marked by increasing demand and limited supply.
