Grand Opening of Juanita H. Gardner Village in Atlanta
On December 17, 2024, Atlanta Housing (AH) proudly announced the opening of Juanita H. Gardner Village, a new community dedicated to serving seniors with affordable housing options. Collaborating with Invest Atlanta, the City of Atlanta, and various development partners, AH aims to provide quality living spaces for those aged 55 and above in Adamsville, a community in need of supportive housing.
A Step Towards Addressing Housing Needs
The Village features 108 units, consisting of one- and two-bedroom apartments, specifically designed to fit the needs of older adults. Terri M. Lee, President and CEO of Atlanta Housing, emphasized the city's commitment to improving housing accessibility: "Today, we celebrate a significant milestone in our commitment to Atlanta's seniors. This achievement demonstrates how collaboration can create transformative solutions to address Atlanta's affordable housing needs."
With an initial investment of over $5.2 million and a projected 15-year rent subsidy totaling around $19 million, the project aims to offer not just houses but homes for seniors in the community. This aligns with Atlanta Housing's mission to provide secure and dignified housing solutions while investing in neighborhoods where seniors have contributed throughout their lives.
Honoring a Legacy
The Village bears the name of Juanita H. Gardner, a respected educator and community advocate. The ribbon-cutting ceremony was marked by her family and community leaders' presence, showcasing the profound impact Ms. Gardner had on her community. Her legacy continues to inspire the development of spaces where seniors can engage in community life and build connections with neighbors.
Modern Amenities for Senior Residents
Juanita H. Gardner Village is not just another housing project; it's a thoughtfully designed environment that includes modern amenities essential for high-quality living. Residents will have access to features such as:
- - Fitness center
- - Business center
- - Controlled access elevators
- - Close proximity to MARTA bus lines
- - Various essential community resources
These amenities ensure that the residents can lead fulfilling lives while enjoying the comfort and security of their new homes.
Funding and Long-Term Affordability
The project is backed by a combination of public funding and private investments, including:
- - The AH-Invest Atlanta Co-Investment Fund
- - $13.5 million in tax-exempt bonds from Invest Atlanta
- - 4% Low-Income Housing Tax Credits from the Georgia Department of Community Affairs
Atlanta Housing has also secured the project site through a 75-year ground lease at a minimal rate, ensuring that the apartments remain affordable for the long term.
Invitation to the Community
As part of the festivities, attendees were invited to tour the Juanita H. Gardner Village, allowing them to witness firsthand the results of community collaboration and innovative planning. The project represents an essential step in creating a sustainable future where Atlanta's seniors can thrive.
