Vero Beach Barrier Island Condo Sales Surge Amid New Reserve Study Regulations

The Vero Beach barrier island has witnessed an impressive surge in condominium sales, escalating by 48.5% in just six months compared to last year. This notable increase comes in the wake of condo associations diligently funding their structural reserves over the past four years, a requirement implemented by the state of Florida following the tragic collapse of Champlain Towers South in June 2021.

According to a recent report from The Reynolds Team of Compass, a prominent luxury real estate brokerage based in the area, the latest data reveals that the number of condo sales rose from 99 to 147 in the first half of 2026. Additionally, median sale prices have also climbed by 19% since 2021, showcasing a strong demand for properties in this coastal region.

The increase in sales and pricing can be partly attributed to the newfound financial transparency purchasers gain from completed reserve studies. These documents not only outline the funds allocated for future maintenance but also provide buyers with a clear picture of the property’s financial health. The need for these studies arose from the legislative changes brought about by Florida's SB 4-D in May 2022, mandating mandatory milestone inspections for condominium buildings over three stories tall that are 30 years or older.

Scott Reynolds, the founder of The Reynolds Team, expresses optimism regarding the current market conditions, noting that buyers now can make informed decisions based on documented reserve studies rather than relying on estimates of future repair costs. "This gives them certainty about their investment," Reynolds stated. As a result, buyers negotiating the purchase of barrier island condos are not only focusing on the outstanding price of the property but also on its verified financial standing.

Interestingly, cash transactions have dominated the sales landscape, accounting for 87.8% of all closed deals in the first six months of 2026. This is a noticeable increase from 78.9% recorded in the same period in 2022, reflecting that buyers are opting to avoid financing complications which often entail rigorous scrutiny of association reserves.

As the deadline for compliance with these new reserve study requirements approaches—set for December 31, 2025—active condo inventory on the barrier island has dwindled by 22.8% year-over-year. Additionally, the months of supply have seen a remarkable reduction of 34.4%, down to 6.3 months, indicating a cooling-off market that favors sellers. Listings that previously saw an average price cut of 12.5% in 2025 saw that figure decrease to just 8.3% in 2026, showcasing seller confidence amidst diminishing inventory.

Prospective buyers are, however, exercising caution and conducting thorough due diligence. The median time condos spent on the market increased this year to 87 days, a rise from 45.5 days in 2021. This slow down is likely attributed to buyers taking their time to gather necessary financial documentation related to the property, including and especially the reserve studies. Reynolds emphasizes the importance of reviewing these documents comprehensively before making an offer: “Inspect the reserve study, associated inspection reports, and budgets from the last five years to gauge physical condition and financial soundness. In cash-driven markets, the strength of an association's financial standing can significantly impact the competitiveness of your property upon selling.”
