Major Renovation Project Completed
On April 14, 2026, Aardex, a prominent development firm based in Denver, announced the successful completion of extensive renovations at One West Madison, a historic building that has undergone an impressive transformation. Located in the bustling downtown Phoenix area, this landmark now boasts 27,000 square feet of fully modernized commercial space, ready for immediate occupancy.
Originally built over a century ago and acquired by Aardex in 2022, One West Madison exemplifies adaptive reuse, preserving the building's historical charm while integrating contemporary features and systems. The property includes about 13,500 square feet of retail space on the ground floor, designed to accommodate both restaurant and commercial enterprises. An activated basement area further enhances the building’s versatility, allowing for unique experiential uses that cater to the community.
Strategic Location
One West Madison stands out because of its highly accessible location, just a stone’s throw from major attractions such as the Footprint Center and Chase Field. Being adjacent to the light rail adds another layer of accessibility for visitors and potential tenants. Notably, the building also offers dedicated parking, which is increasingly rare in downtown Phoenix, making it an attractive option for businesses.
Caleb Hebel, Principal at Aardex, described the completion of this project as a significant milestone in their strategy for downtown Phoenix. "We identified a unique opportunity to revitalize a historic structure that is located in a rapidly developing area. Our goal was to convert it into a high-quality, adaptable space that tenants could occupy immediately. The layout and size of One West Madison provide the flexibility needed for various concepts, from flagship retail to food hall setups and entertainment venues."
Enhanced Infrastructure for Modern Needs
The renovation of One West Madison was characterized by a substantial investment in upgrading building systems, including plumbing, electrical, fire safety, and HVAC systems. A new Cordia chilled water loop was also installed, designed for energy-efficient operations, supporting various food and beverage and retail operations. The building's architectural design emphasizes openness and visibility, featuring large storefront windows on three sides, high ceilings of up to 18 feet, and exposed structural elements that enhance its character. Moreover, the planned outdoor seating creates a seamless interaction between the indoor and outdoor spaces, enriching the street-level experience.
The newly introduced basement space will house a climate-controlled self-storage concept named The Vault on Madison, slated to open on May 1. This additional basement area remains open for further development, potentially accommodating diverse food and beverage options, entertainment spaces like speakeasies, and lounges.
Future Developments
One West Madison is just one part of Aardex's broader initiative for revitalizing downtown Phoenix. The company is also working on the adjacent Jackson Place multifamily project, aiming to create a synergistic relationship between various developments throughout the block. By increasing density and enhancing connectivity, Aardex seeks to contribute to a vibrant and walkable urban environment.
Teale Bloom and Courtney Auther from Phoenix Commercial Advisors are tasked with representing Aardex to prospective tenants. Bloom noted, "One West Madison presents a unique opportunity to potential tenants by offering a space that is not only large and visible but also perfectly situated in the heart of downtown. It allows for immediate access without the typical delays associated with new developments. We are excited to attract concepts that will thrive on the energy of this location."
