Newmark Facilitates Brooklyn Defender Services' Major Lease in Downtown Brooklyn
In a strategic move benefiting both Brooklyn Defender Services (BDS) and the growing community of Downtown Brooklyn, Newmark Group, Inc. recently announced its representation of BDS in securing a substantial 212,000-square-foot headquarters lease at The Wheeler, a premier mixed-use complex developed by Tishman Speyer.
Located at 422 Fulton Street, The Wheeler stands as a beacon of modern infrastructure in the heart of Brooklyn, combining functionality with accessibility for its tenants. The deal brings together a significant part of BDS’s operations, consolidating five separate locations into one cohesive headquarters. This transition is vital for the non-profit public defense organization, which offers essential legal services and advocacy free of charge to Brooklyn residents.
Newmark Managing Directors Jonathan Franzel and Ryan Gessin, along with Associate Director Leo Koné, spearheaded the negotiations on behalf of BDS. The need for a long-term solution that supports the organization’s mission was paramount, as noted by Franzel, who emphasized that The Wheeler's modern facilities and large floor plans are ideally suited to enhance BDS’s operational efficiencies.
With a lease term of 31 years, BDS will occupy six full floors within the approximately 617,000-square-foot structure under a synthetic leasehold condominium arrangement. This lease not only provides BDS with the space it desperately needs but also highlights the organization’s commitment to its future and the communities it serves.
Lisa Schreibersdorf, Executive Director of BDS, expressed her excitement about the new headquarters, stating, _“Signing this long-term lease marks a major investment in the future of our organization and the people who make this important work possible.”_ The new space is designed to enhance collaboration and accessibility, thereby fortifying BDS's ability to deliver high-quality legal representation.
The transaction has filled The Wheeler to full capacity. Other tenants include the Brooklyn Prospect Charter School, which signed a 150,000-square-foot lease for a new high school, and St. Francis College, which relocated its campus there in recent years.
Chris Shehadeh, Senior Managing Director at Tishman Speyer, welcomed BDS, stating, _“With its modern workspaces and highly accessible location in the heart of Downtown Brooklyn, The Wheeler proved to be an ideal fit for BDS and its esteemed team of professionals.”_ This affirmation is expected to resonate well within the local community and amongst stakeholders who are eager to support innovative solutions in public defense.
Newmark Group is recognized globally for its leadership in commercial real estate, an industry that demands intricate networking and knowledge to navigate. The company's recent successes reflect its comprehensive suite of services tailored for every client, whether they are single entrepreneurs or large organizations. This particular lease also signifies the continuous development and investment happening in Brooklyn, providing a foundation for enhanced legal services and community engagement.
In summary, the new headquarters for Brooklyn Defender Services marks a monumental step in the evolution of the organization. As it merges several operations into a dynamic and accessible space, it sets a new standard for nonprofit organizations aiming to improve their service delivery while maintaining a strong presence in their communities. With the backing of Newmark and the unique environment provided by The Wheeler, BDS is poised to thrive in the upcoming decades.
