About the Transaction
GSR initially acquired Duffy Place in December 2021, as a part of its ongoing strategy to invest in value-added properties. During its ownership period, the firm undertook significant upgrades and enhancements to the asset, including improvements to the parking lot, a new roof overlay, and essential electrical and fire safety modifications.

Andrew Mustin, Director of Asset Management at Graham Street Realty, expressed satisfaction with their management of the property, stating, "During our ownership period of Duffy Place, we provided much-needed capital improvements and successfully stabilized the rent roll. The successful sale marked another milestone for GSR as they continue to refine their portfolio. The acquisition was overseen by Paramount Property Co., an affiliate of GSR based in Oakland, California, which managed Duffy Place throughout GSR’s ownership.

Purchaser Details
The property was bought by D.R. Stephens Company, a well-established San Francisco-based commercial real estate investment firm that has specialized in industrial and research and development properties since 1973. The deal was facilitated by brokerage Newmark, with GSR represented by the firm's Bay Area Private Capital Group, while D.R. Stephens Company was represented by Jerry Suyderhoud and Joe McCallum from Newmark’s San Rafael office.
